Stunning location looking right out over Grasmere lake on the lower slopes of Silver Howe, 1 mile out of Grasmere. A traditional stone built Lakeland farmhouse with many attractive features to provide a high level of comfort, space and flexibility of accommodation.

Entrance is into a large hallway with traditional stone floor, with plenty of space for coats and boots, and separate w.c. From the hallway, down a step into a generous lounge with seating for 12, large flatscreen tv with DVD and Sky basic, through the lounge to the study, with more seating and another flatscreen tv. Both have views over the terrace, and access to the garden.

The handmade oak kitchen was newly fitted in early 2012, having a top of the range La Canche gas range cooker, dishwasher and small appliances, a newly fitted utility room houses a washer dryer, full size fridge and freezer. Accessed from the main hallway or the kitchen is a large dining room with long oak table with seating for 12. The family bedroom is found just off the dining room, it has a king size sleigh bed, single bed and it's own ensuite shower room.

Large wide stairs lead to the upstairs landing which looks down over the lower hallway. The master bedroom is the first bedroom you come to, newly refurbished in early 2012, has king size bed, stunning views over the garden and lake and it's own newly fitted bathroom with shower over bath, sink and w.c.

From the main landing, up 3 steps to the second hallway to three further bedrooms, a double room and twin room, both with views over the garden and their own sinks. Then to the second large double bedroom with king size bed and ensuite bathroom with claw footed iron bath, sink and w.c. Separate to the bedrooms is a small shower room and separate w.c.


Converted in 2004, Dale End Barn provides spacious accommodation for 4. As with all the Dale End properties, it's perfectly located for taking advantage of the tranquility and beauty of this part of the Lake District.

Wide doors open up to reveal a spacious, living / dining / kitchen room with views back towards the road, planning restrictions as are typical with this type of building mean that clever use of roof and ceiling windows still make the rooms light and airy, a low window in the lounge looks towards the neighbours garden. At either end of the barn are the bedrooms, one double and one twin, the twin has it's own ensuite bathroom with shower over bath, the double has it's own ensuite shower room.

The corner kitchen has cream shaker style units, halogen hob, electric oven, fridge with freezer comp., and washer dryer, plus usual small appliances. A round table seating four to one side of the room and just in front of the kitchen is perfectly placed. The lounge area has new Cintique furniture, and a new (2012) flatscreen tv with dvd player, and Sky basic.

The barn has it's own area of garden within the main Dale End Farm 1/4 acre. It has a terrace with solid picnic bench seating 6 in a super location looking out over the lake. Accessed down the driveway approx 50 yds from the barn. Parking for all 3 properties is in a large gravelled parking area at the lower part of the garden. Space for 4-5 cars for the farm, 2 for the barn and 1 or 2 under the deck for the Loggia. Steps from the parking area, lead up to Dale End Farm terrace.

Please note that there is building work taking place at a neighbouring property until June 2016 resulting in increased traffic in the area. We are in constant communication with the builders to try and minimise disruption to our guests.


Converted in 2009, the Loggia is dinky accommodation for 2, sympathetically restored from its previous life as a cow byre! In an elevated position having stunning views from inside and outside, the deck having a table and seating and the best view in the Lake District, looking out towards the lake, Heron Pike and the surrounding fells. The Loggia is one large L shaped open plan room, with king size bed at one end and the lounge and kitchen at the other. The flooring throughout is traditional stone flagged, but is lovely and warm with it's underfloor heating :-) Off the bedroom end of the room is a perfectly formed shower room with sink and w.c.

On the middle wall is a large flatscreen tv with FreeSat HD, which can be cleverly positioned to view from the lounge or from the bed, should feeling like having a lazy day. The windows in the lounge end can be opened to step through onto the deck, but are not full height, you can also access the deck from the main front entrance door.

The house & barn are both heated with separate oil fired central heating systems, the Loggia has it's own oil fired underfloor heating system. All 3 properties will benefit from a bespoke broadband wifi connection in midsummer once all the upgrades have taken place.

All 3 properties make a fantastic place for a family or group get together, give easy access into the best part of the Lake District, walks from the door in all directions, you can easily join the path along Grasmere lake that takes you straight into Grasmere.
