We (My Wife and myself) had booked a 10 night stay at Waters Edge from 6 November two months prior to arrival. Having read the recent negative reviews we were somewhat apprehensive about continuing with the booking. Since we had a bad experience with an AIRBNB property in Ventnor in June whereby we had been notified of an incorrect key safe code resulting in a frustrating 6 hours trying to contact the owners, and since we had not received a code from the booking company via text 7 days before departure as the booking confirmation stated, we contacted them for confirmation of the code. They responded within 24 hours to confirm the correct code. Further, I received a call from Matt ( Maintenance Manager for the property) two days prior to departure to assure us that everything at the property would be ready for us, and that we should contact him in the event that anything needed attention during our stay, no matter what!He called again on the day of arrival as we were about to board the Lymington Ferry and informed us that the property was ready for us at 01.00pm, and again stressed that if we needed anything to contact him without delay. In the event, we needn't have worried. Upon arrival the house was spotlessly clean, carpets had been cleaned, bedding was clean & fresh and the house was warm and welcoming. And what a lovely home! "Upside down" layout with views directly across the Solent from the upstairs lounge picture window. Kitchen very well equipped, bathrooms with oversized baths and good water pressure from the showers above. Fridge/freezer had been cleaned. The garden had clearly been recently attended to ( Matt actually said that he might attend during our stay to continue the pruning and trimming etc., and indeed he did. What a lovely chap he is too!) Despite having visited IOW on countless occasions my wife had never before spotted a Red Squirrel. Well in this garden, they were romping around all day having grabbed a load of hazel nuts from the friendly Gent in the neighbouring property!I could go on and on, but in essence this is a lovely property and we wouldn't hesitate to return, and in fact hoping to do so next year on a couple of occasions. To sum up, everything stated in the recent negative reviews had been dealt with and we would thoroughly recommend this property for anyone wishing to stay in the Yarmouth area.G & K

Perfect place for our family of 8! I had read some recent reviews and was a little apprehensive before arrival but the minute we walked through the door, that was gone! The property was perfect! Very clean, loads of space, lovely beds and felt more like home than a holiday property. We book a cottage every year and I can honestly say that this one had everything we needed. The owners had thought of everything from games for the kids to egg cups and baking tins in the kitchen (and a very thoughtful welcome gift)! We paid for weekly bus tickets as the bus stop was right outside the door and we had great fun crabbing opposite the property. A small bit of feedback, and by no means a criticism, would be a bigger seating area in the living room was needed for us all to fit in and appreciate that stunning view! Our favourite holiday home yet! Thank you!

An excellent location and the layout of the house is perfect to exploit this with a delightful lounge on the first floor with a picture window looking out over the Solent. Red Squirrels visited the garden every day. The lovely town of Yarmouth is a half mile walk along the seafront with all the amenities you could want on this type of holiday. However, the roof in the conservatory leaks in even moderate rain and the water runs down the wall across the light fittings. The front twin bedroom has serious penetrating damp problems that have left the wall showing mould and mildew issues. This is probably related to the flat roof extension at the front of the house. The property is described as sleeping 8 people and there are 4 rooms each with either a double bed, twin singles or a set of bunks but there are not enough seats in the lounge for 8 and the seats that are there have long since seen there best days. The oven was filthy - ok so we did not intend to cook a Sunday roast or anything but it was not fit to keep chips warm in.Overall we did enjoy the holiday but it was not the perfect stay it could have been.
