Berry House is a fantastic holiday home sleeping 24 people in ten bedrooms with amazing views towards the sea. The owners have protected original features while sympathetically updating the interiors, decorating in an extremely comfortable and classically elegant style. Self-catering for two dozen people is no problem in the very well-equipped kitchen, while the games room and multiple reception rooms provide lots of space for relaxed or formal socialising. 

Berry House commands the landscape. Its white facade looks out for miles over fields and farmland with superb views towards Hartland Quay and the North Devon coast. The big holiday home sleeps up to 24 people in ten beautiful bedrooms and is furnished in a style that complements the Georgian architecture while being relaxed and comfortable for 21st-Century living. The ground floor has three reception rooms, a beautiful kitchen, two bedrooms and two bathrooms, with more bedrooms and spaces to socialise on the upper two levels. Though the main house was built in the 1760s, the original part dates back centuries to medieval times.

Hartland Quay is 1.5 miles from the house and close enough for a relaxed walk. The Hartland Peninsula has some lovely footpaths, including the South West Coast Path traversing the rocky cliffs around the harbour and routes through forests and over the moors. The Tarka Trail and bridleways can be used for walking and cycling, and bike hire is available locally if you don't have a bike to bring.

Being close to the beach means you can spend all day, every day, surfing, fishing, sailing, swimming and sunbathing. Local attractions include Hartland Abbey, The Big Sheep, The Milky Way Adventure Park, and Crealy. Visit Lundy Island from Bideford or Ilfracombe via a two-hour trip on the MS Oldenburg Ferry, or spend a lazy few hours mooching around Clovelly. You can also go to the Shipwreck and Smuggling Museum, play golf, and go coasteering. The Hartland Peninsula has something for everyone in all seasons.

Accommodation Comprises:

As you'd expect from a property of this pedigree, Berry House is huge. Accommodation is spread over three levels. Reception rooms on the ground floor are decorated to impress guests and encourage them to relax and socialise. The upper two floors are cosier and more intimate - ideal for sleeping soundly.

Ground Floor:

  • You'll be struck by the quantity and quality of original features throughout the entire house, starting with the entrance hall with elegant panelling and huge doorways leading to the dining room and drawing room.
  • An enormous square dining table with antique mahogany chairs would overwhelm a smaller room but is perfect under the high ceiling and formal panelling in the dining room. The fireplace has been updated with the addition of an efficient log burner.
  • Two chaise longues flank the fireplace in the drawing room. Warm shades and sophisticated floral fabrics invite guests to chat for hours in front of the open fire.
  • Original flagstones have stood the test of time in the kitchen with a bespoke design to keep with the age of the house yet be practical for 21st-century catering.
  • There is a light-filled breakfast room next to the kitchen, with glass doors that open into the garden.
  • Any guest would be delighted to be allocated the Parlour Bedroom. Furnished with a king-sized bed with built-in storage and two shuttered windows, its soft blue walls are a calm haven.
  • Dairy Bedroom is in the oldest part of the house, which dates back to medieval times. Its age is evident in the size of the stone fireplace, softened with richly russet colours. Twin single or one superking bed provides accommodation for two guests.
  • There is a bathroom, shower room and an extra WC on this level.
  • First Floor:

  • The first floor has a relaxed living room with a huge sofa and a wall-mounted TV. As with the windows on the ground floor, this level has deep sills and timber shutters.
  • A big games room features table hockey, table football and pool - something for everyone!
  • Wolferstan and Buck are triple bedrooms, each with a king-sized and a single bed. One has an ensuite bathroom while the other benefits from a modern ensuite shower room.
  • Abbot is another triple room with an original Georgian cast-iron fireplace and a decorative carved bedhead.
  • Luttrell has two single beds and room for a cot.
  • Clevedon's standard layout is a superking-sized bed, but this can be altered to two single beds if required. Its ensuite has a shower, WC and a handbasin.
  • The family bathroom has a bath, WC and handbasin.
  • Top Floor:

  • There are three bedrooms tucked under the eaves. There is a triple, a twin, and a twin/superking.
  • Both bathrooms have a bath, WC and a handbasin.
  • Outside: Grounds include a garden and an area to sit and eat. There is ample parking.

    Additional Information: Utilities, WiFi, bed linen and bath towels are included. Guests will need to bring beach towels, cot sheets, and dog towels and bedding. Smoking indoors is not permitted.
