Located close to the Pitlochry Festival theatre, it is just a short walk across the 110 year old iron suspension foot-bridge into the centre of Pitlochry.

Enjoying a superb location along the River Tummel, on the outskirts of the Tay Forest Park, Mullingar is a fantastic choice for groups, couples and families.

Upon arrival, you will find two off-road parking spaces (with external 13 amp power socket to charge electric vehicles), and a lovely front garden with patio, seating and an external study (with heating and Wi-Fi that can be booked by separate arrangement), ideal for those wanting to catch up on work whilst away.

Be welcomed into the well-equipped kitchen/diner, featuring underfloor heating, where you can whip up delicious meals ready to savour at the dining table for six over bottles of wine.

Just off the kitchen, you will find a handy utility space for your convenience., complete with clothes washer and drier.

After dinner, make your way through to the sitting room, where you can relax on the plush seating in front of a much-loved film on the large TV.

Continue through to find a beautifully presented queen-size bedroom and a twin bedroom, both served by a sleek en-suite shower room, along with an additional queen-size with access to a well-appointed Jack-and-Jill shower room.

In the morning, savour your morning coffee before venturing for a woodland walk, where you can spot the resident red squirrels and birds!

Pitlochry, a charming Victorian burg in Perth and Kinross, has been attracting tourists ever since Queen Victoria stopped by in 1842. The town's location between the Ben Vrackie and Schiehallion mountains makes it ideal for hillwalking, and the River Tummel is beautiful, with a scenic dam and boat hire (or you can just watch the action while sipping a hot beverage at the Boating Station Café). Golfers and nature lovers will enjoy the nearby Tay Forest Park and Tay River, while cyclists and hikers will appreciate the proximity of the dramatic Cairngorms National Park. The town is home to a variety of shops and restaurants, and it also hosts festivals throughout the year. There's something for everyone in Blair Athol, what with the distillery and all. With its stunning buildings, abundance of services, and interesting attractions like its museum and art gallery, Perth is a fantastic day trip destination. This is a fantastic region of Scotland with lots of attractions.

    This is a true 6 berth property with room to move around. Lovely location at the top of a very step access road. it is a 10/15min walk in to Pitlochry if you are fit for the hill. Only two minor comments would be that the living room could possible have some more furniture/seats. A wee bit mean with the toilet roll allocation, think we had 1 per bathroom but other than that I would highly recommend this cottage. Unrelated comment about Pitlochry - it must be one of the most expensive places to visit these days with a pub charging £14.95 for a club sandwich & £6.95 for a pint of Guinness Ouch-come on Pitlochry.

    We stayed in March. The main bedroom was very comfortable and the shower lovely. However the rooms the children slept in were less so as at least one had futon type mattresses which the children did not take to very well. Another point is the TV all runs through the internet which is fine if you have streaming subscriptions but if like us you do not then it was a bit rubbish as we struggled to find the things we would normally watch on an evening. The TV also lost connection numerous times when we were trying to watch on I player. Having said all of that we would consider staying again if we were looking for a property in the area the location was good with beautiful views.
