Set on the edge of the beautiful village of Burwash made famous by Rudyard Kipling and his National Trust home "Batemans", is the Coach House. Dating from 1852 the property has been lovingly converted and restored, and retaining many of its original features. It is light and airy, comfortable and very well equipped.

Situated in a lovely rural spot with fantastic views over the surrounding valley, yet within a 5 minute walk of the local village where you will find pubs, organic butchers, a post office and a general store. There are so many places to visit, to suit every age and taste - you will have trouble fitting everything in. There is golfing and walking, Bewl Water, Go Ape , Castles, Gardens, and so much more. FRom 5th May till 26TH September The heated swimming pool will be available to guests
you can soak up the sun in the swimming pool (shared,with the owners , sole use either in morning 9am -1pm or afternoon, 2pm -6pm on a rota system. please ask for details. There is also an Option of sole use at additional cost, please ask again for detIls. London is just 70 minutes by train; the nearest train station is Etchingham which is just 3 miles away.

The Coach House is the original coaching house for horses and stable lads. It is very well equipped with most items you would expect to find in your own home. It is airy and comfortable.waq

The accommodation consists of a ground floor kitchen with tiled floor, range cooker, fridge, freezer, dishwasher microwave and washing machine. The cupboards are well equipped with most items you would find at home in your own kitchen. Here, there is also a seating area for all those chit chats whilst cooking. From the kitchen there are steps leading into the enclosed garden, which is also accessed via a path for the less abled.

The living room is light and airy with triple aspect windows. Here you will find oak flooring and an exposed brick wall featuring a cosy wood burner. There are 3 x large 4 seater sofas . For family evenings there is a library of books, films and family games, flat screen TV, DVD player and stereo. The dining room leads off from the kitchen and is equipped with a huge glass dining set easily seating 16. A Sofa Bed can be added for additional guests only (must Be pre-booked) There are french doors, and solid oak flooring. Conveniently placed next to the dining room you will find a separate cloakroom .

The three double bedrooms are all found on the ground floor. All have solid wooden flooring and french doors leading into the garden. All have exposed beams, and are light and airy with full height ceilings. The first of these bedrooms has the advantage of an ensuite shower room. There is a family bathroom with roll top bath, next to the other two bedrooms on this floor. Shampoo and shower gel are provided in each bathroom.

There is a grip rail in the shower room, I also have available a shower stall and a raised toilet seat riser upon request . Everything is available on the ground floor and is suitable for a wheelchair user. The roll top bath is suitable for use when using a hoist, or indeed getting a wheel chair right up to it.

At the top of the oak staircase are an additional two bedrooms, each with three single beds , build in wardrobes , and both with pine floorboards . Here you will find a further family bathroom with roll top bath and separate shower.

The hayloft is situated above the games room and can be hired if numbers exceed 12/14 or you may just require additional space. The accommodation here consists of open plan lounge/kitchenett, with leather sofa, leather sofa bed and table and chairs, fridge, kettle, toaster , hob and microwave convection oven. Through to the bedroom with double bed and through to the bathroom with bath and separate shower cubicle.

In the garage, you will find the games room with a slate bed pool table and bar football. There is also an outdoor play area for children with swing set, climbing frame, sand pit and enclosed trampoline. Room for a game of footy. The swimming pool is open from 5th May to 26TH September and is shared with the owners family, but you would have sole use either 9am till 1pm or 2pm till 6pm (On a rota system,.There is an option to hire the pool for your sole use, please call for details and cost.

For the small ones, I have a travel cot, high chairs and plates and cutlery , all are all available upon request. I also have a few hypo allergenic duvets and pillows ( must be pre-booked)

The pool is open each year from 5th May till 26TH September. It is shared with the owners but you will have sole use either in the morning (9am-1pm) or afternoon 2pm - 6pm ) of each full day on a rota system.
Parasols and BBQ and Sunloungers are available to coincide with the pool opening times.
The area is rich in activities and places to visit. Many national trust properties , seaside 12 miles away, many golf courses, bedgebury pinetum , Bewl Bridge for cycling, boating and many other activities. Drussillas park for children is a must. Amazon events are 20 minutes away offering team building, Go Karts, Quad Bikes, It's A Knockout, Shooting etc. Steam Railways , and of course the magnificent Sussex Downs. How about a private chef? The hot tub is available to hire at an additional cost, this of course would be for your sole useage.

AT CHRISTMAS TIME the house is decorated ready for the big day, and includes a locally sourced real tree. If there are any allergy issues, then an artificial tree can be decorated instead.

The house can accept 2 dogs from £25 each, occasionally a third dog may be allowed if they are all small. All pet owners must abide by the standard holiday cottage rules regarding them.
Initial supplies of cleaning products, dishwasher tablets, toilet tissue , bin bags are supplied,however you will need to supply additional stocks of these
Heating is included during the months of October till 31st March between the hours of 7am till 11am and again from 430pm till 1030pm. There will be an additional charge if the heating is required outside of these dates and times. All bed linen is supplied but we do NOT supply towels. The first basket of logs. Is supplied with further supplies available in the village. A security deposit is required.
We do accept up to 2 dogs from £25 per dog, and may consider a third if they are All small. These must be pre-booked.
Hot tub if hired usage 9am till 1030pm
wemdo not allow dancing or dance classes at the house due to limited space, however the local hall can be booked for this
We do not allow fireworks or Chinese lanterns at the house due to livestock close by. Unfortunately we do not accept wedding receptions or parties with extra guests
