Ormidale House Estate is a beautiful, private 22 acre slice of some of Scotland’s most beautiful scenery, yet easily accessible from the central belt. On “Argyll’s Secret Coast” with great walking, sailing, cycling, fishing, stalking, shooting, bird-watching and golfing on the doorstep, the estate offers three different individual large houses (with a wee cottage also available as an overflow to the others) for groups of up to 35, 22 and 16, respectively.

With a tennis court, indoor heated swimming pool, three hot tubs, a bouncy castle, a separate games cottage and fabulous gardens, the estate has so much to offer family or corporate groups. Ormidale House is a 13 bedroom Laird’s House dating from 1693. The Mill House and Old Barn are more contemporary properties, developed from ancient stone steadings over a three year period and opened to customer acclaim in 2009.

THE HOUSE - Sleeps up to 35 (24+9) guests in 13 bedrooms

The house has been luxuriously equipped and furnished, with many antiques. There are new, comfortable beds with gorgeous goose-down and feather duvets and bed-linen, original Scottish art on the walls, and crystal for the table. The house is as comfortable and well-equipped and relaxing as possible without having any of the formality of a stately home.

The Dining Hall seats up to 24 at one four-leaf extendable table, and has a wood-burning stove. The Kitchen offers an electric hob and oven as well as the 4 oven Aga, and the Breakfast Room seats 14 guests with a door leading to the terrace, hot tub, and garden. The Sitting Room/TV Rooms benefits from full Sky TV package, plus a home cinema surround-sound DVD/CD system. The gorgeous large drawing room features seating for up to 20, and has been used as the venue for weddings for up to 110 guests. It has an open fire as has the Billiard Room which also has an original full size billiard table, and dart board. There is a Playroom with another big TV, electric air hockey, and multi-function games table, plus what probably isn’t the world’s biggest dolls house, but certainly one of Scotland’s biggest!

Real flexibility can be offered by the way the upstairs rooms have been set up.. Two of the rooms offer twin beds, three are set up with king-size doubles, and one as a quadruple bunk room. The other 7 bedrooms can be set up as super-kingsize doubles, twins, or even triples. With the exception of two of the bedrooms all have either an ensuite bathroom or a basin. There are 4 further bathrooms, two separate wc's, and a sauna. Altogether, the house has 8 showers and 10 wc's. We also have a 10 person Sauna, a Utility Room, a Drying room, two downstairs cloak rooms, a Table-tennis Room in the wee Gamed Cottage, and a Wine cellar, Five sets of golf clubs and 10 bikes are available for visitors use.

THE MILL HOUSE – for up to 22 in 9 bedrooms

The Mill House at Ormidale has been recently restored and will accommodate up to 14 adults, and up to 22 guests in total, in real luxury and style. The open-plan ground floor reception area opens up from a fabulous kitchen, through the dining area with vaulted ceiling, into a generous living / lounging area with open fireplace.

The large contemporary kitchen area features granite work surfaces, and is well equipped including two dishwashers, two electric ovens, and a large American style fridge-freezer. There is a kitchen table for eight, expandable to sit 12 comfortably and a breakfast bar for up to six. There is a separate utility room with a washing machine and drier, plus a large fridge and freezer. The dining and lounge areas feature the original exposed stone wall and light floods through a large glass archway incorporating the main house entrance into the courtyard. The dining room table can seat 22 when combined end to end with the kitchen table, and the stone fireplace mantelpiece features the saw bench from the original mill.

The ground floor offers a toilet and a separate TV room-cum-play room with 42 inch flat screen LCD TV with full Sky plus package; this room also leads to the garden and terrace facing the river. An additional south-facing sitting room on the mezzanine floor, gives access through a pair of french doors onto another terrace with garden furniture, and hot tub and to the private garden, river and woods. Underfloor heating throughout the house is provided by an environmentally sustainable ground source heat pump. The reception areas on ground and mezzanine levels are tiled in a natural riven slate which complement the old stone walls and new white plaster walls. Guests can enjoy snooker, darts and table tennis in a separate games cottage shared with the Ormidale Old Barn. There are nine bedrooms offering double or twin accommodation, four of them have either additional bunks or fold-away beds to increase the overall capacity to 22 including children. There are three bathrooms, two of which have jacuzzi baths, and a separate sauna.

THE OLD BARN – for up to 16 in 7 bedrooms

Renovation has taken nearly three years to complete; The Old Barn at Ormidale is the most luxurious of our three properties, Ormidale House and Ormidale Mill House being the other two. The kitchen and living areas retain their original exposed stone walls and throughout the ground floor is a travertine marble floor. The entire property benefits from constant underfloor heating from an environmentally sustainable ground source heat pump.

The kitchen/breakfast room is wonderfully light as it features a large glass archway with a door out to the private cobbled courtyard terrace. The worksurface is granite with oak cabinets beneath and there is a stone Belfast sink. To further underline our commitment to quality we have installed the most up-to-date Neff, Gaggia and Bosch kitchen appliances. There is an American-style fridge freezer, a single oven, a double oven, a microwave, a halogen hob, a large toaster and even a coffee machine. The expandable island unit will seat up to eight guests. Off the kitchen leading through an open exposed stone arch is a large sitting room with three sofas. There is also a separate television room which can be converted into an extra bedroom for one or two children. The dining room has a table which can seat eight guests or be expanded to seat up to 14.

There are six double bedrooms, and a bunk room for children upstairs. Three of the bedrooms can be set as twins or kingsize. Five of the bedrooms offer wash-hand basins and most have king size or super king beds. There is a downstairs toilet a shower room, and a sauna. Two other bathrooms, featuring stunning floor-to-ceiling travertine tiles and corner jaccuzzi baths, as well as powerful showers, are on the first floor.

THE GARDEN COTTAGE – for up to 9 bodies in caravan-style proximity

The Garden Cottage, refurbished in 2012, provides extra accommodation for larger parties, who have booked one or more of the other properties on the estate. Whilst offering spacious accommodation for two people in the one bed roomed cottage, the sitting room and two box style bunk rooms can be used to give extra space for up to 8-9 people. As the cottage is all on the ground floor, with a wet room, it provides accommodation suitable for guests with limited mobility. Being very close to The Mill House and The Old Barn it gives great extra space for either of these properties.
