Dating back in part to the 14th century, Little Lanherne Farm stands detached with a lawned garden, a small meadow, and a terrace that is perfect for watching the sunset while enjoying an al fresco dinner. Set in approximately 2½ acres of land, this impressive former farmhouse is perfect for a special Cornish holiday, or special occasion to be shared with friends or family. The house is divided into two parts, the main house sleeping twelve and a self-contained annexe sleeping two. The beautiful village of St Mawgan - home to Japanese ornamental gardens, country pub and shop - is approximately 1 mile inland from Mawgan Porth (with cycle trail and quiet lane to beach). It lies halfway between Newquay and Padstow on Cornwall’s dramatic north coast - famous for its selection of excellent surfing beaches, surf school, cliff walks and Cornish Coastal Path. The area is well served with several local golf clubs, such as Trevose, Constantine and Newquay (all within 5 miles). Padstow is easily reached, where fine dining, fishing and boat trips, and cycling along the Camel Trail can all be enjoyed in this quaint fishing village made popular by TV chef Rick Stein. Newquay’s famous surfing beaches are within 3 miles, as are Newquay Zoo and two sports centres. Watergate Bay is just 3 miles away where there is a beach café and an extreme sport academy offering kite surfing, wind surfing and much more. Little Lanherne is ideally situated for visiting the Eden Project, the Lost Gardens of Heligan and Bodmin Moor. Truro with many amenities is within 15 miles; Bodmin, St Austell, Falmouth, St Ives, Penzance and Lands End are all easily reached. For golfers, the Merlin Golf and Country Club is very close by.     "Little Lanherne Farm was my first experience of a Cornwall holiday and what a first impression it made. The 'farm' itself is a huge property, with a three tiered garden overlooking beautiful rolling hills. The communal areas include a large kitchen, which easily fed and accommodated all 14 of our group, enormous living area, which hosted many games and one dance party, and numerous smaller break out spaces for those who needed to work, relax, or play the piano. All of the rooms are nice and the beds are very comfortable, perhaps the only criticism we had of the property was the bathrooms – firstly, the boiler rarely kept the water warm enough when everyone was getting ready so be sure to stagger your morning showers. Secondly, the shower and bath fittings are quite worn down, they could do with a little refresh, but are all usable. All in all, a wonderful week in this lovely home. We'll definitely consider booking again."

    "Really lovely place with plenty of space. We enjoyed our time here. Some pros and cons as listed below:pros:Lots of space, lovely surroundings generally well equipped and lots to explore and discover when you get to the house. The pond area gates were thoughtfully secured to avoid any possible accidents for young children. Staff are lovely, friendly and helpful if you need to ask questions/need help. A little welcome basket of goodies was left for us on arrival with a card and brief info on what's good to visit, which was a greatly appreciated touch. Cons: Despite the owners saying the house cleaning standard is high, we did not find this to be the case. The wooden plate storage rack in the kitchen was laden with dust and dirt. We always wash every item before first use anywhere we stay, but we could not bring ourselves to replace the plates in that rack until check out date. It is a large house, so cleaning it must be time consuming, however the shower walls were also dirty in areas - especially the shower in the utility area. Lots of hair was found in one. The baths had residue/dust. Door knobs were sticky , however this may have been due to the chemical spraying of the house (covid precautions) . To our extreme disappointment the fridge in the main kitchen carried an absolutely awful smell. We needed to use it and so had to resort to taking out every single shelf and cleaning the entire fridge with disinfectant. There was a filter inside the fridge at the back that was filled with stagnant dirty water. It was awful to have to clean this ourselves however once done the disgusting smell went away. I am unsure of how the cleaners could have missed this awful smell. My child plays the piano and was extremely excited to discover one at the house, however I was shocked at how filthy the keys were - there was bits of food, it was sticky. I sprayed and cleaned the keys and the cloth was black with dust/dirt. It was disgusting.Although this place states it has wifi - be aware that it is extremely patchy and something that should be noted on the website. One of our party had to work during our stay and this was near impossible due to patchy internet access. We struggled to book places/ get information due to lack of internet access. we arrived on the 22nd Aug and found a poor welcome guide to the property - mainly containing appliance manuals! On the 25th Aug , I received an email from the owners with a Welcome guide which should have been in the house on arrival! In it was information (amongst other things) about the internet being intermittent due to the remote location of the house. I am really unsure at what point the owners thought it was a good idea to send an email 4 days into our stay knowing that the internet was patchy! The house phone did not work - thank goodness we did not have any emergency. Cellular network access is also patchy. You may or may not be able to make calls.Spiders - This cannot be helped as the house is covered with greenery - but if you are concerned about spiders this is not the place to stay! Our group of children were very bothered by the spiders. We went around the house trying to collect them all and deposit them outside. It was a fun finding activity for the kids, and in less than half hour we collected no less than 16 spiders (I am not exaggerating) and gave them new homes outside! Many more appeared the next day - we gave up collecting!Parts of the house are extremely damp and musty. You are asked in the welcome pack to clean and replace all kitchen utensils where you found them - some questions..... Is this a good idea with covid around? Perhaps a reminder to new guests to re-wash everything before first use would be helpful. We did wash and replace everything however when the chemical spraying was done, I am 100% certain those chemicals would have landed on the exposed plates and mugs. Please ensure you re-wash everything if you stay here (or anywhere as a general rule covid or no covid!) Overall apart from the few annoyances we had an enjoyable stay. It's easy to get to places even though the location is remote... its not a world away from other towns. Local Japanese Garden was a nice place to visit and Treyarnon beach was a great recommendation."

    "The property and location is lovely, however it wasn't as clean as last year when we stayed, quite a lot of cobwebs. The oven and the toilet in the annex did not work which was a shame. The toilet cistern had to be filled with a bucket, this was fixed on the day before the annex was vacated but the oven was not mended. Obviously we paid top rate for going at new year and expected things to be right!! My husband had to attend to the bathroom door as the hinges were loose. The bedroom above the utility room is very damp and smells unpleasant."

    "This is a great house for large groups. It’s really spacious and well laid out but still homely and cosy. The kitchen is better equipped than most holiday homes and the house is well maintained despite being really old. Other than a few missing light bulbs, everything worked really well. The garden was great for our children and dogs. Useful utility room and shower room for cleaning them up. The house feels really secluded yet it’s an easy, level, off-road walk to Mawgan Porth beach. The local village of St Mawgan has a good pub, a shop and tea rooms. The approach lanes are narrow but hey, it’s Cornwall! Check out Scott and Babs nearby if you get the chance, it’s something else. We’ve been to this part of the north Cornwall coast a lot and love it. We would definitely stay at Little Lanherne Farm again."

    "We had an incredible holiday at Little Lanherne Farm. The photos of this house do it no justice. The house is HUGE and incredibly well equipped for a large group holiday. There's plenty of space to do your own thing if you want to but also some great large rooms for group activities. The living room is huge, as is the kitchen dining area. Having the second kitchen is great as it meant there was two ovens, fridges, dishwashers...etc which was great for hosting such a big group. the garden is incredible if you get nice weather. The house is within walking distance of some gorgeous beaches, ten minutes from Padstow and lots of other attractions are only a short drive away. We had a fantastic holiday and we hope to be back next year!"

    "This is the perfect location for an extended family vacation. The house has an ideal room layout. The garden lawn is huge just ideal for family cricket and other games. The view across and down the valley is wonderful. The house is just over a mile from Mawgan Porth beach yet is remarkably quiet. No more than one vehicle per hour passes by. Best of all, it is 10 minutes from Bedruthan steps and 15 minutes from Porthcothan beach which must be the least crowded yet one of the nicest beaches around Newquay.Since our previous stay in 2017 the top drive has been relaid and the light hogging trees removed. This has considerably added to the site.The only slight downside is that the bed in the largest bedroom needs attention. However, I would expect it to be replaced (or at least given a new mattress base) in the near future."

    "The house was clean and tidy apart from all the showers in the property had black mould on the tiling. House was a good size and well equipped. Garden was nicely kept although the BBQ was in a terrible state and couldn't be used until we had thoroughly cleaned it. Overall I would use the property again and do recommend it."

    "Very nice and spacious house in a very quiet location. There were 8 adults and 4 toddlers and a baby and at no point were we under each other’s feet. We all Really enjoyed staying here with no real complaints, only few niggles are one of the upstairs showers was out of order, other showers were a bit mouldy and could do with a bleach and the annex bedroom smelt and felt a bit damp when we arrived. There was a dehumidifier in there so we turned it on and used it throughout the week. We didn’t notice the smell any other days and it no longer felt damp. Don’t let these few thing detract from what you get for your money, the house and garden are huge and well worth the price. We would definitely enjoy staying in the property again"

    "This is a lovely house and the garden and the view are beautiful. The very large lounge is great. The beds are very comfortable. The bed linen and the towels are of very good quality. However, the house, particularly upstairs, could do with sprucing up. The paintwork is a little grubby. The showers in the main bedroom and the annexe off the lounge both leak water. The kitchen area is small for this amount of people. The hob/oven in the kitchen is worn out, you need a torch to see the controls as that corner is dark. Brian, the handyman, is very helpful. He comes Immediately if you need anything done.Overall though, we had a lovely holiday."

    "What a fabulous house! 3 families and so much room. The house was ready nice and early for us which was nice after a long drive! Pretty easy to find too. The house was clean but I would say it could do with some TLC! The bathrooms were clean but a steam clean on the tiles in the showers is very much needed. Would also be beneficial if some cleaning products (bathroom & kitchen sprays / sponges) could be left as we missed being able to wipe down daily. There’s a few maintenance issues: cold tap doesn’t work on one of the baths, tv in annex no connection despite instructions which only left one tv for us all. There’s a leak under the main kitchen sink. The garden was mowed but shame the beds and hedges aren’t tended to more as needs a good prune and weed! General TLC like replacing curtain hooks, throws on white couches to keep cleanliness high would go a long way. Found arga hard to use as seemed to be set to come on at different times when not cooking and heating on when not really needed but not really a Bother.The kids (x4) loved the garden....amazing! And loved the bagminton net. Kids found the house very very comfortable . Most of the beds were very comfy with lovely mattress toppers. The location was quite remote but found the bridal path that led us to some lovely surprises. Came across the Scott & Babs bar at the retorrick mill first, hidden gem! Food amazing and lots for the kids to see and do! Carry on walking and you get to Mawgan Porth beach...takes about 35 mins (in total) at a good pace! Can be a little muddy in odd places but well worth the walk. All in all absolutely loved our weeks stay and would definitely book to go again!"

Brian, maintenance man + was friendly and managed to get a plumber the next day when we had trouble with a tap.     "12 of us ranging from grandparents to young teens, and 1 dog, stayed over the 2018 Christmas week. It's fair to say Little Lanherne Farm received mixed reviews from the group. The property is certainly very spacious, very comfortable, quiet and very well equipped with lots of space but it did have a few issues which annoyed some of the group (issues which we could deal with without calling on the nearby handman who we know was available - for example fuses tripping, some very cold rooms requiring extra heaters brought in, shower taps coming off in the hand, peculiar bath plugs requiring some considerable force to open to drain). All more annoying that anything else.The wi-fi was however woeful both in maintaining connectivity and its range within the house - this was ok as we were on holiday after all, but rather annoying when trying to contact people out of the house (via WhatsApp ) as there was next to no phone signal attainable at the house and sometimes one had to rely on the wifi to contact the outside world. One issue which did cause some, quite literally, serious headaches was the positioning of one sofa in the smaller living room up against the edge of a kitchen worktop surface. Sitting in that sofa meant a real risk - indeed a reality on a few occasions - of smashing the back of your head against the surface when sitting down. The problem was, I am told, not resolvable by simply moving the sofa as it was apparently built in. The house location itself was fantastic and a short drive and/or walk to the beach/shops/pub.Whilst the weather was not conjucive to using the wonderfully large garden, we did of course use the driveways. I think it is sufficient to say that you have to be very careful when driving/parking within the property as the driveway were rather tight - in particular that on the lower level closest to the front door. We had just about enough room for the 6 cars we had there during the week. It did seem rather odd to us that when laying the recently relaid driveway on the upper parking level, that it was not made far larger than it was - there being plenty of space to have done so. Anyway... with some careful parking we avoided running into walls/other cars just about... but I believe with any more than 6 cars it would be a struggle. The above is not meant to read as a negative review... and my scores reflect hopefully reflect that. It's just marginally annoying that what could be an amazing venue just falls short because of some small issues that could be rectified without too much trouble. Personally I would happily return there - particularly in the summer to enjoy the outdoor space. I am quite certain a few of our group would however not."

    "We have hired cottages over number of year, this cottage was the most expensive we have ever used, mainly for its size on our behalf, there was no welcome pack on arrival, the main cooker was out of service ( this was sorted ASAP ) . several of the bedrooms were damp and cold, there is fungi on some window frames ,two of the showers leak, one to the extent water came though the ceiling into the kitchen. and handles came off in your hand. The sink in the main kitchen leaks badly . There was only half a small bag of logs for the wood burner. The land line phone didn't work. On conclusion all these factors didn't stop us having a very good family holiday, this house could be fantastic however it needs some serious TLC. Brian , the local help was very helpful and thankyou for that help."
