Privately situated within the grounds of Felmingham Hall, a fine Grade II listed Elizabethan manor house, are Felmingham Hall Barns: two award-winning holiday properties with a stunning 18th century barn conversion. Individually Long Barn and Dovecote can cater for parties of up to 10 or six respectively. Quietly located at the end of a long drive off a country lane, the barns stand within their own south-facing walled garden, in a tranquil setting, surrounded by farmland. With a private courtyard with covered parking for five cars to the front, the barns are approached via a grape and laburnum covered pergola.

Once the home of William Talman, architect of Chatsworth and Master of the Works to the court of James I, Felmingham Hall was built in 1569 and is one of the earliest examples of Elizabethan architecture in North Norfolk.

It stands in unspoilt countryside not far from the National Trust's Blickling and Felbrigg estates, and is an ideal location from which to explore the renowned coastline of Norfolk, only 20 minutes by car. The famous Weaver's Way network of country walks is a 10-minute stroll from the barns and the east coast just 15 minutes by car. From Felmingham the picturesque Georgian towns of Holt and Burnham Market, the seaside villages of Cley (with its famous bird sanctuaries) and Stiffkey, and the traditional English resort towns of Cromer (with its Hotel de Paris), Sheringham and Wells are all within easy reach by car and offer everything from delicatessens and antique shops to restaurants and theatres.

Forming a major part of this conservation award-winning conversion, Long Barn is a light and spacious holiday retreat featuring a huge 30' high vaulted drawing room with imposing fireplace, heating and double doors to front and rear gardens and terrace. From the adjoining dining room, double doors lead onto a covered loggia - for al fresco dining - which overlooks the private south-facing walled garden with views to the Hall. There are inter-connecting doors between Long Barn and Dovecote.     A lovely house, perfect for our gathering of 3 families. Showers, water pressure etc all fine. Kitchen well equipped. A lovely safe garden for all the children to play in. We had a wonderful stay. The area is great - short drive to the sea and Bewilderwood was a great day out.

    On first arriving at the barn, we thought it was great. The owner who lives next door was very helpful and polite and fetched us extra wood within minutes when we phoned him. The kitchen and dining room were fab. However, for the amount we paid over new year (£412 per night) we felt the barn lacking in many ways. The photos show more sofas and chairs than there actually were. We had to move some chairs around and there was only just about enough room to seat 10 people, and that was squishing 4 on the sofas. The TV is far too small for the room, funnily enough not everyone wants a "TV free" break, especially when you've got 5 kids in the group. Lack of decent TV channels was also a problem. The attention to detail is just not there, for a property of this calibre. The light fittings were bargain basement, especially in the bedrooms (they looked like the would have come from the £ shop and were covered in dust). The beds were uncomfortable, no mattress toppers and covers that crinkled everytime you moved. Nice furniture in the bedrooms thought, but no artwork or anything to make it feel homely. The most serious problem we encountered, and potentially very dangerous is the water situation. There are only 2 showers (don't bother with the bath, it takes hours to fill up) and they are not thermostatic ones. The water pressure is very poor because the barn is out in the middle of nowhere, however pumps and thermostatic controlled showers would make the problem much better. One minute the water comes out as a dribble, then it is scaldinig hot, in fact so hot that it burnt my 11 year old daughter! I can see that the bathroom styles are in keeping with the look of the barn but they all need updating. This barn needs some money spent on it and more attention to detail if they are comanding that amount of money. All the bathrooms need sorting out, and the bedrooms need a bit of TLC. The welcome hamper and toiletries were a nice touch and even a real christmas tree (1 set of lights on a 7ft tree, really?). As I said, the owner was very nice, the barn itself is lovely (apart from what I've mentioned), but would I recommend it or stay there again? The answer is no.

    Generally good but size and layout of sitting room not suitable for 10 people. Sofas very old and uncomfortable. Also water pressure upstairs not good enough. Directions no use at all, why no street names?
