Kings Manor Farm offers four self-catering holiday houses in beautiful countryside 5 minutes away from Yarmouth. All four houses have access to the swimming pool (May-Sept) and tennis court, and stabling can be arranged for horses if required. In addition there is access straight onto the estuary for small boats.
KINGS LODGE is a comfortable old stone Farmhouse on the Kings Manor Farm Estate with beautiful views over the Yar Estuary. It has direct access to an outdoor heated pool in summer, cosy open fire in winter, it comfortably sleeps 10 in four bedrooms. It is a perfect spot for families with children with its own private enclosed courtyard and access to the orchard and to the Estuary itself where small craft can be brought to a small jetty at high tide. The house itself has a large stone flagged kitchen/living room, a separate sitting room and four bedrooms (two en-suite) and a large family bathroom. One en-suite bedroom is downstairs and suitable for people with restricted mobility. It has a well equipped kitchen and all rooms are spacious so ten people will never feel crowded.
KINGS ORCHARD, formally the farm managers house, is situated 200 yards down the farm drive, set on its own amongst fields. It has a large enclosed garden leading down to an area of woodland. It is a spacious family house with views across fields to the Estuary. The house sleeps 12+ in six bedrooms. Upstairs there is a large master-bedroom with super king bed and en-suite bath/shower, a double bedroom with super king bed, two twin bedrooms and a Family bathroom. Downstairs there is a further double bedroom with king bed and a bedroom/playroom with bunk beds and sofa bed. There’s a separate downstairs cloakroom and a shower/wet room/bathroom suitable for disabled visitors. The kitchen is fully equipped and has a large family dining area looking out over the garden. The sitting room also looks out to the garden and has a cosy log fire for winter days (logs provided).
ESTUARY COTTAGE provides comfortable accommodation for 4 people. It is a pretty one-storey stone farm building that’s bright and compact and is set in a beautiful rural area that looks out onto a natural and biodiverse habitat. The property is a stone’s throw from the river and you can see glimpses of water from the courtyard. The property has access through a grass orchard down to the river, which provides hours of fun for children to play and explore. The master bedroom has a super king bed and ensuite bathroom and the smaller bedroom has an ensuite shower room and can be made up as a double or twin. All accommodation is on the ground floor (with 2 small internal steps) and every room leads directly onto a large enclosed courtyard, which makes for great al fresco dining and outside enjoyment.
THE OLD FARM SHOP is a converted one storey farm building, originally a dairy and then a farm shop. It has been converted to spacious accommodation for 4 people and is wheelchair/disabled friendly. It has a large King Size bedroom with well-appointed en-suite (walk in) shower room and a small double with en-suite bath/shower room. There is large open plan sitting room/kitchen and an enclosed garden comprising a large patio, lawn area and parking for two cars. It looks out over fields towards Freshwater Church and is 5 minutes’ walk along a footpath to the Red Lion Pub.
Kings Manor Farm is a perfect location for walking or birdwatching being well away from public access on a working farm and sited within the AONB.
