Nestled amidst glorious East Anglian countryside this collection of stylishly renovated farm buildings sit alongside the original old farmhouse and apple orchard. Dating back to the 17th century these beautiful properties blend contemporary luxury with traditional materials. Surrounded by soft English countryside the properties are a mere three miles from the Suffolk Coast National Nature Reserve making for a peaceful country escape away from the hustle and bustle of everyday life. The properties feature thick oak beams and exposed brickwork alongside 21st century luxury such as underfloor heating. All of them have been furnished with an eye to comfort and have a beautiful contemporary feel.
For larger groups or family get togethers the properties can be let together and offer accommodation for up to 29 guests in total. Importantly, everyone can eat and socialise together as Alfred’s Barn can seat 29 and The Farmhouse can seat 21.
The Farmhouse - sleeps 13
A lovely old building that is traditionally furnished with comfy sofas and open fires. There 6 bedrooms and 2 bathrooms allowing this property to easily accommodate up to 13 guests. Guests in The Farmhouse also benefit from exclusive use of the stable games room which features pool, table tennis & table football.
On the first floor are 5 bedrooms. Bedroom 1 features a queen size four poster bed with beamed ceiling. Bedroom 2 features a queen size sleigh bed, Bedroom 3 is a twin room with antique French ‘lit bateau’ beds. Bedroom 4 includes a double sleigh bed and Bedroom 5 features 3 singles ‘Bump‘ Swedish style daybeds (3’ x 6’3″). There is also a 2nd bathroom. Upstairs is a beamed attic bedroom with 2 x single beds (3′ x 6’3″)
Outside in the converted stable is a games room with pool, table tennis & table football. The private garden extends to an acre and a half and includes a south facing stone terrace with views over the herb garden, a duck pond and apple orchard and a west facing sunken garden.
Alfred’s Barn - sleeps 8
Alfred’s Barn is a wonderful 17th century thatched barn, sleeping up to 8 guests in 4 bedrooms. The magnificent double height dining area can seat up to 29. The open plan living area is light, bright and a great place to gather. To keep everyone entertained, there is also a separate TV room and a games room with 6ft pool table.
On the ground floor there is an open plan kitchen sitting and dining area. A fully equipped kitchen area with 2 fridges, dishwasher, dryer, double oven range cooker and microwave. A television room with 42” TV and Freesat with dvd player. A games room with 6 ft pool table, a utility room with freezer, washing machine and sink unit. wc.
The first floor has two twin bedrooms which can be arranged as doubles on request. One of these has its own ensuite shower room and wc plus a family bathroom. The second floor has 2 double bedrooms and one with its own ensuite shower and wc.
The Granary - sleeps 4
Dating from the early 18th century, the Granary sleeps 4 in 2 charming bedrooms, both with exposed beams and rural views. The open plan downstairs area is a mixture of slate and oak, steel, leather and laminate and features underfloor heated slate flooring. There is a living room area with sofa, armchairs, an antique Breton Armoire which contrasts beautifully with the modern whites of its surroundings, a 32” LCD TV with Sky freeview and a DVD player. The fully equipped kitchen features an integrated dishwasher and a washer/dryer, a high specification cooker with gas hob and two electric ovens, a microwave and a large fridge freezer. The bathroom has a bath and a wc.
There are 2 first floor twin bedrooms - one of which can be arranged as a double on request. Both these bedrooms have exposed beams and wonderful views over the Suffolk countryside. Outside is a secluded south facing sunken stone terrace and lawn.
The Milking Parlour - sleeps 4
The property features a lovely, galleried hall and underfloor heating throughout the ground floor. There is an open plan dining/kitchen and seating area and a separate cosy sitting room. The dining area boasts large French doors that lead out onto a secluded south facing stone terrace with its own herb garden.
The kitchen area includes a Bosch dishwasher, a cooker with gas hob and twin electric ovens, a microwave and a large fridge freezer. There is also a utility/boiler room with washing/drying machine. The living room has a stylish Jotul No.6 wood burning stove, a three seater sofa, arm chairs, an antique oak bureau, an LCD TV with Sky freesat, a dvd player and a video player.
Upstairs are two lovely double aspect bedrooms. Both first floor bedrooms feature exposed rafters and one offers a 5′ double bed whilst the other has beds that can be made up as a 5′ double or twins. There is also a bathroom with bath, shower and wc.
