Very comfy, really spacious and well equipped. There are lots of thoughtful things for children which is a lovely touch. The road is a bit noisy when outside but not too bad.

Marsh Farmhouse could be a really lovely and gorgeous property. As it stands, it’s a bit dated and a big house to look after. It could do with employing a cleaner in between lets. Be prepared to do a spot of cleaning on arrival. We paid a tidy sum of money for mid August and to spend time cleaning showers, removing spiders n cobwebs and washing down garden furniture is not satisfactory. That said the house is well located, surrounded by beautiful countryside, spacious and well equipped. The owner, who does all the cleaning and gardening herself is kind and does her best. I would still recommend the property. Just be prepared with cleaning wipes as I was!

A lovely owner, who contacted us by email a few days before our booking, with useful details. Also provided tea/coffee/biscuits upon arrival, which was very thoughtful. The house and bedrooms were spacious for 2 families (4 adults, 4 young children), though a little challenging with only 2 complete bathrooms and no separate WC. The front garden was large and well maintained, with a good sized grass patch for playing ball games. The house was minimalistic in furnishings/fittings, but enough to be comfortable. The house is a little dated, but added to the charm, though the kitchen seems more newly fitted in comparison. A utility room with washer and separate dryer was available. The reason I have put lower ratings than hoped is because:1. Upon arrival, we found a welcome folder saying we can not access the rear garden. This was not stated on the online advert, and was one of the main reasons we booked this accommodation.2. WiFi was advertised and I called the landlady a few days before arrival to ensure connection would be good, to which she confirmed it would be good enough for checking emails etc. In fact it was not. I rarely managed to get connection and that was only in one corner of the house. The welcome folder stated internet is generally poor in rural Norfolk, but it didn't help that the router was located at the landlady's house next door. I would suggest stating this or installing a booster, as none of us were able to get much work done (we could only use our mobile hot spot and internet reception was too poor to get much done).3. Despite the minimal furnishings, I did not feel it was clean enough. There was a lot of dust collected in some areas such as the TV stand; there were many cobwebs on the walls and corners of the kitchen; the carpets had lots of hair and fluff, which made me question whether the vacuum was not powerful enough or it had not been vacuumed!4. The check-in and check-out times were changed to 5pm and 9am a few weeks before our trip. Already we found the initially advertised timings of 4pm and 10am quite surprising, given most places allowed an earlier check in and later check out, so 5pm and 9am sounded very unfair. Despite this, it worked out for us to arrive after 5pm, and the owner did not seem to mind that we didn't check out til 11am (after all, getting 4 children dressed and fed; the car loaded; doing a clear up of the fridge/bins/house before 9am would be stressful and an unpleasant way to end the trip).Sorry if I am being very detailed a picky, but I feel it may be helpful for others to know what to expect and I was clearly not expecting the above considering the premium price we paid for a summer week.
