    What a great example of a modern upgrade to a traditional cottage.

    Enough original features left to remind you of it's past enhanced by a clean and bright refurbishment. Parking was no problem behind the property with handy access through the back gate into the walled yard. With a large Co-op five minutes walk in one direction and the towns pubs, cafes and other shops 3 minutes the other, the property couldn't be more conveniently placed. The kitchen is large and equipped with everything required with plenty of crockery, glasses and cooking utensils. The living area's are very comfortable (we used the smaller snug) and proved to be a great place to relax and unwind after a night out in the town (The curry night in The Pennine was superb and the Chinese banquet from the chinese takeaway was delicious), walking the fabulous Northern Viaduct Trail or chilling after using the sauna. Upstairs the bedrooms are large, bright and the beds are very comfortable. The only thing worth noting that may be of interest is that there are no wardrobes for hanging larger items up. There is a separate toilet with hand basin and a large bathroom with rain shower over a large double bath (jacuzzi funtion does not work..but this is advised on the website) and a compact sauna (that easily accommodated 4 adults). We would not hesitate to recommend this superbly appointed cottage for a weekend getaway or as a base for a longer break to explore this beautiful part of Cumbria. Finally when we left on Sunday morning we dropped into The Mulberry Bush for a great breakfast served by friendly staff and a very welcoming owner.

    We loved our weeks stay at Bay Leaf Cottage.

    Inside the cottage there is a lot of attention to detail and the furnishings are beautiful and extremely high quality. We were able to have an adult and kids area by using both sitting rooms, which suited us well. Grandma was also thankful for the extra toilet away from us and the kids. We found the property suited us very well. The owner communication was great and nothing was too much trouble, I especially enjoyed the welcome drink. They even spotted and returned our little boy's teddy after our stay. The location in Kirkby Stephen was great for wandering into town and exploring the local area by car. We visited National Trust sites and went on the railway for Driver for a fiver with my 5 year old. He loved it. We ate from the indian as a take away and ate in at the chinese - both were good. The hidden beer garden at the back of the pub with sandpit and games for the kids was a great find for a drink and an ice cream. The larger CoOp a few minutes walk was very handy too. We had no problem parking behind the property at any point. The outside space is small but adequate and very well maintained so we enjoyed a drink and bbq in the sunshine. There is plenty of outdoor space nearby for the kids to make up for it...down by the river for a run about and a paddle. Thanks for a lovely stay at Bay Leaf Cottage.

    Firstly I would like to say we really enjoyed our stay the property was beautifully furnished with an impeccable taste and all bedding,towels etc were of excellent quality.

    The good quality hand wash and toiletries were an additional touch which was appreciated. We enjoyed the snacks and tea/coffee etc which were left to welcome us. However we had a few issues when compared to our other holiday breaks in the uk; Their wasn’t a detailed welcome pack containing information/instructions for operating the central heating or for the fire in the sitting room. The water pressure in the showers is not very good. The main bathroom has no window blind and that is an issue as the window is not frosted. The kitchen did not have a long handled brush, dustpan &brush for general cleaning. The plinth under the kitchen units keeps falling when you open the dishwasher which was something we had to be careful with to avoid it falling on our toes. For some reason there were two greasy roasting tins in the cupboard and one chipped drinking glass. A mat at the entrance would mean we had somewhere to wipe our feet and the floor can be kept clean especially when faced with rainy weather. Lastly the WiFi connection was not very good. Just some points which if rectified would definitely give the property 5 stars.

    On arrival we noticed that the whole cottage was extremely dirty, the only clean parts were the beds, what a relief!

    We actually had to clean every part of the cottage which took over an hour before we even unpacked, this is the last thing you want to do after driving hours. It was embarrassingly dirty, we couldn't believe it, cob webs and spiders in every room, the floors looked like they hadn't even been swept or mopped, kitchen tops and oven had old food over it, the walls near the bin covered in food spills. The toilet in the upstairs bathroom was very noisy and kept making werid sounds when you used the taps, didn't sound like the system was working. The neighbours clearly don't want this cottage to be a holiday let, they made this known by making lots of noise and driving cars up and down the drive next to the cottage. Bring your own knifes as only a bread knife to work with when cooking. No wifi till mid week and heating and water has to be turned on every time you want it using a very difficult thermostat. The cottage is so lovely and in a brilliant area, we didn't want it to ruin our holiday so we just carried on. I'm really surprised overall about this cottage after reading the reviews so unsure what went so wrong. I wouldn't recommend this cottage.

    We had a lovely 4 night break at Bay Leaf Cottage.

    We found after booking that picture of the front of the cottage on sykescottages.co.uk was misleading and we didn’t realise until we booked and got the actual address that the cottage was on a main road, literally next to a mini roundabout with no immediate parking outside. The picture on Sykes Cottages is taken from across the road, given the impression that the cottage has a large front garden and is set further back from the road. The cottage itself it clean, modern and really comfortable. It had a large kitchen with dining table which it was a pleasure to enjoy time in and a nice patio area with seating at the rear. This was our first time in Kirkby Stephen and after visiting the helpful Tourist Information office we enjoyed some amazing walks from the cottage with stunning scenery and lots of places to stop along the way. Having regularly stayed in the Lake District this was a change from the norm for us and it really is worth a visit to this area of Yorkshire if you enjoy walking and amazing countryside views. The sauna, large bath tub and rainfall shower were enjoyed by all after our days out!
