This private and self-contained wing of a beautiful Victorian country house is ideal for family gatherings and parties. It is the perfect base for exploring Northumberland and the Scottish Borders with its fine beaches, historic buildings and stunning scenery. This bright southfacing house overlooks its own secluded garden complete with barbecue, garden furniture, badminton and a large private hot tub for relaxing in, or for family and friends to splash wildly in. Beyond Yetholm Loch lies against a back drop of green rounded hills. The surrounding parkland grazes horses and rare breed Soay sheep.

Inside, you can enjoy the comfort of soft sofas surrounded by period furniture and paintings, an impressive library of around 3000 books, a chest full of toys, two open fires, a well used family grand piano, Wi-Fi, satellite television and a DVD player. There’s a special place for everyone in this spacious house. The well-equipped kitchen has an electric range and a large dining table. Adding to the fun of staying at Lochside Garden House is the treehouse, reached by a rope bridge and descended by a spiral slide, designed for adventurous children and adults. An adjacent barn houses a shared snooker table and the lawns of Lochside House provide space for family fun with a swing.

The Yetholm Loch wildlife reserve can be reached along beautiful woodland walks and is home to many species of birds and animals. If you are lucky you may see an osprey swooping down to catch a fish or an otter playing in the sunshine. There is a family boat which guests are welcome to use for fishing or for the fun of rowing surrounded by wonderful scenery.

The village of Yetholm is a couple of miles away with pubs, garage, butcher, grocery store and post office. Kelso is only 7 miles away with supermarkets and a wide range of shops. Edinburgh and Alnwick with its famous gardens are about an hours drive. Shop, pub and restaurant 2½ miles.

Lochside Garden House can be booked together with Lockside Stable House (UPK) and Avenel Cottage (UK10920) to accommodate up to 29 guests.

Free WiFi

There is a £200 security deposit payable by bank transfer in advance, this will be refunded approx. 10 days after departure once the property has been inspected. Biomass central heating, electricity, electric range, logs for open fires and hot tub (£180 per week, £100 per short break Oct-March, £130per week, £100 per short break April-Sept). Please make this payable to the owner upon arrival. This property is situated on a working farm therefore pets must be kept on a lead except where indicated on dog walk routes and children must be supervised at all times. The upstairs windows do not have restrictors. The tree house is for children over 10 and only available in dry weather.

The gaps between the spindles on the staircase are more than [width] and extra care may be needed, especially if you have small children in your party.

    We had a lovely chilled break at Lochside.The house is easy going as it is not pristine. We had 2 toddlers and a dog, muddy boots and paddle boards and we were not constantly worrying.However not everything was working - child safety gate at bottom of stairs did not bolt. The downstairs shower not working. One oven not working, kitchen cabinet door broken. These are basics and should be mended.Owner not good at answering emails and no mobile phone number given so unable to text, but did get hot tub sorted the day after we reported it had tripped. The beds were very comfortable. The central heating worked well and it was great to have open fires- well stocked with wood.Great views a beautiful part of the world. Easy walk down to the Loch. Loads of space for everyone.The piano was in tune and it was great to have sing songs.Easy parking and snooker room outside.Huge Sainsburys in Kelso only 15 minutes away.Kelso lovely with interesting shops and restaurants.Top quality fish mongers.Overall we had a lovely time with excellent value.

    We, our dogs and our visitors had a wonderful time at Lochside garden house. Our host was welcoming and friendly. Some appliances within the property require updating or repair but this did not have too much of an impact on our stay. There are lovely walks around the grounds of the house and overall it’s in a great location. We will definitely return.
