Arriving at the detached home, off road parking for three cars welcomes you onto the property grounds as you step up to the front entrance. As you open the door, you are greeted by a stylish entrance hall, perfect for storing coats and boots. Underfloor heating and three stone steps lead you into the well-lit and open sitting room which is surrounded by beautiful Cotswold stone walls and flooring, with charming floor-to-ceiling windows overlooking the garden.

The open plan kitchen/diner is well-equipped for cooking up a delicious evening meal and gathering with your group to dine at the dining table as you discuss the day's events over a tasty dinner. The room has been tastefully decorated to a contemporary style, whilst retaining idyllic character features such as Cotswold stone walls and flooring and exposed beams.

Perfect for a snuggly evening and tucked away off the hall, is the snug, where you can take yourself away for a quiet read or make use of the selection of puzzles. Adjoining the snug is a useful utility room.

As the evening grows darker, ascend the stairs and reach the mid-level landing where you will discover the staircase divides. Continuing up one flight you will find the gallery and two bedrooms. The gallery is an additional living space, overlooking the living space below, one of the bedrooms overlooks the beautiful orchard below and contains a king-size bed and the second bedroom is the master king-size, which has impressive high vaulted ceilings, exposed wooden beams and benefits from an en-suite bathroom.

Taking the staircase the other way, you will find the third bedroom which is tastefully decorated and benefits from a king-size bed and the bathroom at the end of the landing which has an open plan basin area and separate toilet, with walk-in shower.

You will benefit from underfloor heating throughout the whole property; ideal for warming your feet on a cold winter evening.

Completing the property is the outstanding garden, accessed by the French doors in the kitchen/dining room. The magnificent garden is large and well-kept and offers a lovely place for you and your family to enjoy whatever the weather. A terrace outside the kitchen houses a bistro table with seating for two as well as a larger table with seating for four – you and your guests can dine alfresco! The orchard at the back of the garden offers a space for peace and tranquillity and provides welcoming shade in warmer months; make use of the sunbed provided by the owners and soak up the sun, or get the barbecue going and enjoy a delicious meal with your party. The owners’ grounds cover approximately half an acre leaving guests with plenty to explore, but if you wish to explore further you are welcome to discover the delightful countryside beyond the farm gates.

For a great day out for all ages, explore on the Bourton-on-the-Water self-guided mystery themed Treasure Trail. There are clues to challenge everyone from 6 to 106! Easy to follow directions will lead you round and reveal fascinating facts and snippets of local history as you explore.

Venture further afield to Cotswold Wildlife Park which is set across a plot of 160 acres and is one of the premier family-friendly attractions in the Cotswolds. Make your way through the park’s four distinctive sections, get up close to exotic animal species and admire the gardens.

The Saxon market town of Moreton-in-Marsh lies on the Fosse Way Roman Road in the northern Cotswolds and boasts many elegant 18th century buildings, which are home to traditional inns, serving real ales and home-cooked food, tea rooms, restaurants and individual shops to suit all tastes. It also boasts it's own train station and lies on the intersection of the Paddington rail line from London. The town hosts the Moreton-In-Marsh Show, one of the UK's largest one-day agricultural shows, as well as the Moreton Beer Festival, an annual French Market, and a large outdoor market every Tuesday. Many walks and cycle rides through the beautiful rolling countryside of the Cotswolds can be enjoyed from the centre of the town, with the Macmillan Way, Heart of England Way, Gloucestershire and Monarch's Way all running close by. Less than five miles away is Stow-on-the-Wold, the highest town in the Cotswolds. This ancient market town has played host to many fairs since the 12th century and today holds a biannual Gypsy Horse Fair, craft fairs and monthly farmers' market. Close by is Bourton-on-the-Water, which is known as the Venice of the Cotswolds as the River Windrush runs through the centre. It lies in an Area of Outstanding Natural Beauty and is one of the most popular Cotswold villages. Also within reach is the spa town of Cheltenham. This town boasts an incredible range of shops, cinemas, theatres, restaurants and pubs, and is famous for its horseracing festival in March, culminating in the Gold Cup steeplechase.
