Guests say

The Annex at The Stables in Alford, Lincolnshire, is a well-received holiday cottage praised for its cleanliness, spaciousness, and friendly owners. Guests appreciate the private location, proximity to beaches, and thoughtful touches like welcome packs. Some minor issues with hot water and comfort are noted, but overall, guests recommend the property for a peaceful and enjoyable stay.

The property is consistently described as clean and well-kept, with several reviews highlighting its cleanliness. One mention of rubbish left by a previous occupant slightly impacts the score.

The location is praised for being private and within easy reach of beaches and shops. The proximity to attractions like RAF Donna Nook grey seal sanctuary adds to its appeal. However, the remote location and limited bus service are noted.

Guests find the property cosy and spacious, but there are several comments about the comfort of the beds and sofas. The leather sofas and some mattresses are mentioned as areas for improvement.

The property is well-equipped, but there are recurring issues with hot water and a lack of instructions for appliances. The absence of a washing machine and towel rails are noted. Positive comments about the TV and WiFi balance the score.

Guests mention welcome packs of wine and biscuits, which are appreciated as thoughtful gestures. However, as not all reviews mention gifts and to ensure expectations are managed, it is noted that such gestures, while delightful, are not guaranteed.

The only issues we had were due to the previous 'occupants' who did not respect the property and caused damage that affected our stay that could not be rectified at short notice. Hopefully they are made to pay for the damage caused which could be expensive! Maybe a discount for our next booking would then be offered.

There are 3 bedrooms en-suite, then a very small box room with 2 single beds. The couple who had this room had to go downstairs to use the bathroom (no bath, toilet and a very tiny sink) They then had to wait for another couple to get up in the morning so they could use their bathroom. There was not enough hot water for all to shower, the water was cold, not even warm, most of the time. It could do with some more crockery, although the owner did bring some side plates over. Nice bedding and towels, but some rubbish left behind by previous occupant. It was a nice stay, but wouldn't return as a big group.

Remote location and limited bus service but we had no problems getting out and about. Only thing that could have been better were the beds, as some of the rooms could do with new mattresses as you could feel the springs.
