Set in 40 acres and overlooking its own private fly fishing lake, this superb detached barn conversion provides an excellent holiday location for large groups and families. Maintaining many original features and set in the heart of the Lincolnshire Wolds, an Area of Outstanding Natural Beauty, Eastlands Barn provides an excellent base from which to explore this area of Lincolnshire, and the owners conveniently live on-site. It is located between Louth, Horncastle and Market Rasen with its world-famous racecourse, excellent range of restaurants, pubs, shops and market. Horncastle is renowned for its antique shops and is only a short drive, as is the unspoilt Georgian town of Louth with two busy market days a week. A visit to the sandy beaches at Mablethorpe and Skegness is always worth a day out. The cathedral city of Lincoln, some 15 miles to the west , is rich in history combined with independent boutique shopping, great arts and culture and many places to eat and drink. Within 30 yards of the barn is a well-stocked trout lake for fly fishing and with 40 acres to walk around, there is plenty of opportunity to exercise yourself and your dogs. Stabling is available for your horse by arrangement with the owners. The Barn comes complete with a large open-plan living area with log burner making it ideal for family get-togethers and celebrations with a second sitting area complete with pool table adjacent. There is also an 8-seater hot tub available for guests use, with shower and changing facilities. Should you have a special occasion to celebrate, the owner can arrange for a local celebrity chef to prepare a special meal. All the bedrooms come with a tv and en-suite facilities. The village is approximately ¾ mile and boasts a post office/shop and a pub providing excellent food.

**Very disappointing for a property advertised as “luxury”**We stayed at Eastlands Barn for a family weekend with ten people. The setting is genuinely beautiful — stunning countryside, miles of fields and a peaceful rural location. The house itself was traditional and was a great open space. The hot tub was a lovely and the outside space with animals in the surrounding fields was stunning. Unfortunately, that is where the positives largely ended.For a property advertised as **“luxury”**, we were extremely disappointed by the standard of cleanliness, maintenance and overall attention to detail.There were cobwebs throughout the property, which we appreciate are inevitable to some degree in a rural setting. However, finding **dead spiders behind furniture and on the ceilings** is not simply a countryside issue — it suggests that those areas had not been properly cleaned or dusted for some time. When you are paying around a lot for a weekend**, you expect considerably better.The pool table was another major disappointment. It is clearly advertised and pictured as a facility, yet it was effectively unusable. The felt was ripped, the table was uneven and the cue tips were broken. The floor surrounding it was also badly cracked and marked, presumably from previous use. It looked scruffy and poorly maintained and certainly did not fit with the “luxury” description. A simple rug could have at least concealed some of the damage.There was also a **strong musty/sewage-type smell**, particularly in the mornings. We understand the property has a septic tank, but this was unpleasant and had a noticeable impact on our stay.A large damage deposit was taken from us, yet despite the owner living on site, the property was not inspected until the day after and money 48 hours after leaving. We appreciate that inspections cannot always happen immediately, but it is a significant amount of money to have held, and we expected a much more prompt inspection and return.When the deposit was eventually returned, there wasn't even a simple “thank you for staying” or “hope you had a nice time.” After spending a large chunk on a weekend, the whole interaction felt remarkably cold and transactional.We were also surprised by the **long list of cleaning instructions** expected of guests. We were required to strip beds, put towels in specific places, empty bins, return everything to its original position, sweep floors and carry out various other tasks. Of course, we expect to leave a property tidy, but it felt as though we were being asked to do a significant amount of the cleaning ourselves — despite paying a substantial amount for the stay.Ultimately, **the location is beautiful, but the property does not live up to its “luxury” description.** Luxury is not just about having a large barn in a beautiful location; it is about cleanliness, maintenance, attention to detail and the overall guest experience. On those points, Eastlands Barn fell well short of what we expected.For the price we paid plus the deposit, the amount of cleaning expected from guests and the condition of some of the facilities, we simply did not feel that we received the standard of accommodation or service we should have.

Lovely cottage , the hosts are very helpful and the lemon cake was amazing. Nice big rooms . The only very disappointing part of the holiday was the stocked lake had very little fish in it , We spent 7 days fishing but not one catch and only saw one fish whilst we were there. This was the reason for booking this cottage so was an huge disappointment. Also the pool table needed some TLC as the cloth was torn and pockets were broken. Apart from the fishing and pool table everything else was as expected and a good cottage for large groups

A lovely peaceful location. Plenty of space both inside the house and outside and the furnishings are good quality. Lovely view from the hot tub over countryside. Great place for multi generation holidays with lots to visit nearby. Lincoln Zoo was especially good for little ones as was Wild Pines. Add an EV charger and it would be perfect.
