The front door opens to this warmly welcoming home. The spacious comfortable sitting room is presented with contemporary leather sofas arranged around the feature Lakeland stone fireplace place with a real flame gas fire. The hallway extends to a cosy reading and seating area with WiFi and games chest. The dining room is bright and attractive leading into the open kitchen, with views through to the patio area and small garden. The great layout of the living accommodation makes this a very social house with plenty of space to relax and socialise. The beautiful, well-equipped kitchen has a range of appliances and is light and airy. To the rear of the property is a bespoke boot room with utility area, coat storage, WC and dog shower facility, ideal after returning from a muddy walk on the fells.
There are three well appointed bedrooms which are attractive and comfortable. The master has a window seat to relax on whilst admiring the views across to Latrigg. It has a king size bed and a contemporary en-suite shower room. Additionally, there are two further attractive bedrooms, one with a double bed and the other with twin beds. The superb family bathroom with feature roll top bath and luxurious freestanding shower will help you to unwind after a day exploring the beautiful Lake District.
Outside there is a small garden with patio area to the side of the property, which leads to a bike storage shed. The cottage benefits from one private parking space with additional free on street parking.
Just a five-minute walk from Friar's Roost is the famous market square which holds weekly fresh produce and craft markets. There are numerous places to eat and drink, catering for informal pub lunches to fine dining. Browse the independent shops, visit the Keswick Museum or the local 100 year old cinema. Enjoy an evening at the Theatre by the Lake or take a stroll through Keswick's beautiful parks.
A walk along to Friar's Crag provides breathtaking views of Derwentwater, where you can cruise the lake whilst watching the sun go down. There are plenty of walk from the doorstep including Walla Crag, Ashness Bridge and the Keswick Stone Circle.
You could easily park the car for the duration of your stay and have plenty to see and do without driving anywhere.
If you wish to explore further afield, there are many more beautiful places, Aira Force Waterfall, Buttermere and Crummock Water, Children's trails and mountain bike routes at Grizedale Forest, Climbing routes underground slate mines and picturesque villages.
The popular town of Keswick is the holiday centre of the North of the Lake District and has plenty to offer the visitor at any time of year. The town boasts numerous shops and restaurants to suit all tastes, as well as offering miniature golf, excellent parks, the famous Theatre by the Lake, a charming cinema, the Pencil Museum, a climbing wall, fishing and great mountain biking opportunities, whilst the beautiful lake of Derwentwater at the head of the stunning Borrowdale Valley is only a few minutes walk from the town centre. Nearby, between Braithwaite and Buttermere is the beautiful Newlands Valley, while picturesque Bassenthwaite Lake is well worth a visit. From a gentle countryside ramble to a challenging hike up Skiddaw or the famous Catbells, there really is something for everyone. Visit Castlerigg Stone Circle, the Jennings Brewery and Mirehouse, a grand house and gardens on the shores of the Bassenthwaite Lake, or take a fabulous boat trip around Derwentwater. With plenty of attractions for the kids, lovely parks and the nearby Lake District Wildlife Park this is a great Lakeland destination whatever the time of year.

Just one small gripe, there was very little tea, no coffee and no salt & pepper. I myself let out a property for holiday rental and provide cooking oil pepper & salt, teas & coffee with a pint of milk. After a four hour journey it was irritating to have to go out for the basics. I have left a pepper & salt mill for future guests. I will hopefully be booking again at Friars Roost for the same time next year. Thank you for a wonderful stay.

It is a lovely house with great facilities and plenty of room everywhere. The kitchen was exceptional and everything needed to cook and eat meals was available. Will definitely visit the area again and hopefully be able to revisit Friars Roost.

The attention to detail from the owners was great. We didnât have any problem parking outside the property but having the off road parking space may be advantageous at another time of year. The only negative was that the settees are not very comfortable.
