About this property

Prospect Lodge is a characterful Lakeland cottage perfect for two people.  Located in the centre of the village of Portinscale at the head of Derwentwater Lake and a one mile walk from Keswick. You can walk straight from the cottage door. The Honister Rambler bus stops outside and property is on the original cycling C2C route. 

This south facing property has a small enclosed patio garden. The entrance is accessed by a porch (storage for boots and wet clothing). The accommodation is over three floors, each room benefits from magnificent south facing views towards the lake and mountains. Facilities provided include gas central heating, electric oven, microwave, fridge, dish washer, broadband Wi-Fi and a smart TV. 

The kitchen diner has the original slate floor. The kitchen is well equipped and plenty of space for pets. At the rear of the kitchen is a small toilet and utility room with dishwasher.

On the first floor is a comfortable sitting room with a smart TV. On the second floor is a bedroom with super king (can be twin on request) and bathroom. The bathroom has bath with hand held shower head. The bedroom and bathroom are built into the eaves and have sloping ceilings.

Portinscale has a cafe, pub and hotel. There is a direct footpath between fields to Keswick (0.9mile) which has a wealth of shops,hotels,bars and restaurants.

Fuel, power, bed linen and towels are included in the price.  

Please note there is no designated car parking space but parking can be found on the surrounding roads dependant on demand.  The cottage is non-smoking . Up to two well behaved pets are welcome, we kindly request pets to be kept off the furniture and out of the bedroom.

Portinscale, Near Keswick on the Northern edge of Derwentwater has 2 local pubs serving excellent bar meals, and a village store and tearooms. There are two marinas on the lake shore where sailing, windsurfing and canoeing are offered. There is also a jetty where you can board a wooden launch and take a leisurely cruise around the Lake. The breathtaking Newlands Valley is within walking distance as is the Market town of Keswick (1 mile) where you will find an abundance of shops restaurants, parks and museums.

There is one second floor Super King zip-link bed, which can be configured as two singles upon request at the time of booking.

    Usually no comments, however this time radiator in lounge remained cold when heating came on. The assortment of glasses needs updating, a couple chipped. Some of the crockery was still soiled, however after using the dishwasher we can understand why. Probably the most useless dishwasher in the world. Will book again but will take our own glasses this time.

    When we went upstairs on the first corner step it threw you off balance and into the corner- we think the step is broken. The bed nearest the window was like sleeping in a crisp packet because of the mattress protector it crackled every time you moved and there’s black mould and torn paper underneath the window in the bedroom. Polystyrene tiles on the ceiling in the downstairs loo and boiler room, the door to the boiler room would not close so this could not contain a fire. There’s no warning sign in place to for the boiler room because as you go through you step up and my husband who is only 5’7” banged his head with some force the first time he went through. The extractor in the bathroom didn’t work and only one light worked in there. There were 6 empty air fresheners doted around the property 4 of which were placed like ornaments on the shelving in the dining area. We know it’s an old property but it could be beautiful and there’s so much wasted space, it’s all worn and very dated. We love the area and as you are aware normally love where we stay but we will be much more careful picking our next accommodation. We are aware that we could have contacted the Keswick office regarding these issues but we did not want to wait in for someone to come and we did not want a stranger in while we were out. The property should have been checked thoroughly before we arrived.

    The bathroom door would not shut and a shower curtain would be a good idea. Needs a bit of tlc.
