July Flowertree Barn is a 17th century Lakeland barn located within gorgeous countryside and nestled in a village very close to the southern tip of Lake Windermere. The barn is named after a nearby specimen of the Sycamore tree which is at its very best in the month of July. The barn is set in beautiful gardens with its own paddock and woodland to explore. The private woodland is part of a rare Atlantic rainforest and linked to wonderful walks to nearby High Dam, Finsthwaite Heights and Rusland Heights. It follows woodland paths, open fell and fields, with panoramic views over the Rusland Valley and towards the Coniston Fells.
The fields in front of the house provide more woodland walks with trails leading to nearby Lakeside, The Swan Hotel and Finsthwaite Tower. Inside the barn you can enjoy two bright, sociable reception areas with French windows straight out onto the sunny terrace as well as a warm ‘Snug’ downstairs. There are 2 modern bath and shower rooms with free-standing bath and monsoon showers. The barn boasts 3 elegant king size bedrooms as well as a restful twin room. The well-equipped 21st century kitchen and open plan dining area is perfect for keen cooks and formal meal times. On the ground floor, there is separate shower-room and loo as well and large utility space.
The larger of the reception rooms has a Woodburning Stove as well as a lovely reading area by the French windows with views out on to the garden. The second reception area forms part of the open-plan dining and kitchen area. It’s perfect for an evening drink with the French windows opening out on to the terrace and garden. The ‘Snug’ provides the perfect escape for children and teenagers with a large television, surround-sound and plenty of boardgames. The Garden is a secluded and quiet spot opening out on to a paddock and woodland. The well-maintained herbaceous border means there is always a beautiful array of plants and flowers to enjoy through spring, summer and autumn months.
There is a yard with a secure, sheltered areas for bikes, kayaks and other sports equipment as well as a BBQ and a firepit. There are various outside seating spots, as well as a teak table and chairs to enjoy alfresco dining during the warmer months. A Woodfired Hot Tub (installed in 2021) allows space for 6- 8people to enjoy the views or some star gazing from the comfort and seclusion of the garden. The sleepy village of Finsthwaite is only a short distance from Lakeside and the shores of Lake Windermere. It boasts many local walks, the most popular being High Dam, a secluded beauty spot which is ideal for wild swimmers.
The village is also a short drive from Ulverston and Kendal, nearby bustling markets towns, and a 10minute drive from the picturesque village of Cartmel, famous for the Cartmel Races and Sticky Toffee Pudding. If you are looking to go on a proper hike, then Coniston Old Man is a mere 25minute drive. The Swan and Lakeside Hotels are both within walking distance. Other local attractions include The Lakes Aquarium and one end of the Lakeside & Haverthwaite Railway with traditional steam trains. Historic sites such as Scott Park Bobbin Mill, Sizergh Castle, Blackwell Arts and Crafts House, Levens Hall and Holker Hall & Gardens are all within easy reach by car.
To your north west, you will approach the landscapes that famously inspired the children's author Beatrix Potter via peaceful country lanes. Her former home can be visited at Hill Top, in the small village of Near Sawrey. Only a mile or so further, and you will reach the enchanting village of Hawkshead with its quaint cobbled streets and a blissfully car-free village centre. For some of the best mountain biking territory you will find nearby Grizedale Forrest a must.
Set on the southern shores of Lake Windermere, the small, sleepy hamlet of Lakeside offers a peaceful getaway location, hidden away from the hustle and bustle of the Lake District’s popular attractions, but still within easy reach of them. Whether you decide to discover the area in the car, by foot, bike, boat or steam, there’s plenty to see nearby to keep the whole family content. The ferry dock offers the chance to travel by boat to Waterhead or Bowness, or take a shorter trip to the National Trust’s Fell Foot Park, across the water, which offers pretty grounds set alongside the very tip of the lake, providing plenty of places for picnics, paddling, games and gentle strolls on sunny afternoons. There are wonderful, well-signed walks to be enjoyed in the immediate area, including the 5-mile route to Finsthwaite’s High Dam, which trails from Lakeside through pleasant woodlands and meadows. The local walks are endless and lake side for a swim and water activities on your doorstep (less then a mile walk). However there are a few things to point out about the house itâs self. If we had known the lay out of the property I think we wouldnât have booked it. It was a complete nightmare with a toddler who doesnât use stairs yet (there are a lot of stairs). She was not safe anywhere in and outside the property. For anyone going to book this property please read reviews as it really isnât ideally for anyone with mobility issues or toddlers. Unfortunately we had issues with all the televisions in the property. The one in the snug didnât work unless you wanted bbc I player. The one in the main lounge kept turning itself off every few minutes, as did the one in the kitchen. We wouldnât normally mind not having a television however the euros (football) were on and we have a toddler too. We managed to use the hot tub twice but my goodness it was hard work to get to temperature. At least 3 bags of wood and 5 hours of your time as a minimum. As positive there are so many utensils /plates/ cups and glasses etc you could ever need. But maybe a bit more organisation as they are just put everywhere. The main glasses are on a self with some books and very dusty. The beds were very comfortable and all the extras are great if youâve forgotten somethings. We very much enjoyed our stay in the location of lake side and finsthwaite, recommend high dam for a walk. But I wouldnât rebook this property as caused us to never relax with the amount of stairs there are. Thank you

We were celebrating Mumâs 90th and my husbandâs 60th birthdays and our stay didnât disappoint! 7 adults, a 2 year old and a dog. Mum loved sitting in the garden watching her great grandson playing with Bella the dog. The 3 reception rooms worked so well providing space where necessary but we could all be together in the kitchen or lounge areas. The owner provided everything you could possibly need for your stay. The flowers, milk and welcome pack were a lovely gesture! A charming barn that we would all love to visit again and again!
