Grass Ings – A Beautiful House in a Unique Location
Set within 3 acres of entirely private grounds, Grass Ings is a rare, detached Lakeland property with stunning and uninterrupted views from every angle. Simply step out from the house, stroll across the south facing gardens to a traditional wildflower meadow before relaxing with a coffee (wine/beer) on your own secluded jetty which has direct access to the River Brathay. It’s also the perfect spot to launch a kayak, jump onto a paddle board, or swim in the year-round pool. The water is always deep, which is great for swimming, but please ensure children are supervised at all times.
A Spacious and Comfortable Home
Inside, Grass Ings is a well-proportioned and welcoming house, furnished to a high standard and designed for your comfort and relaxation. On the ground floor a dual aspect lounge features a log burning stove, Smart TV, a window seat and large windows with uninterrupted views from every angle. It’s the perfect place to curl up with a good book or to gather together in the evenings and recall the highlights of another memorable day in the Lakes.
The kitchen diner is well equipped for sociable self-catering with a dining table which can comfortably accommodate six guests, a double oven, two fridges, an ice machine, dishwasher, pantry, smart TV and a Nespresso Vertuo coffee machine. There are lots of wonderful places to eat in the Lakes, but this is one of our favourites. A large cloakroom with lots of storage for coats and boots completes the ground floor.
On the lower ground floor, there is a cozy den equipped with a smart TV, surround sound and a DVD player. A large selection of vintage DVDs is available, but there is also the option to stream the most up-to-date films and live sports from your own apps. If gaming is your thing, then indulge yourself in vintage Xbox games and a bowl of popcorn from the popcorn machine. Next door there is a utility room which provides a large fridge freezer, washing machine, tumble dryer, and drying facilities for outdoor clothing and equipment.
Upstairs there are three well-appointed double bedrooms all with extremely comfortable king-size beds, one of which can switch to twin beds. They have ample wardrobe space and a hairdryer. There are three modern bathrooms, one of which is en-suite and all of which have powerful rain showers. The main bathroom has a large freestanding bathtub, which will allow you to relax at your leisure and if needed to soak away the gentle aches of a long day on the fells.
Outside, the private south facing gardens offer a number of seating areas to maximise your time in the Lakeland fresh air. A sheltered terrace next to the house is a great place to enjoy a leisurely breakfast on those special summer days, there is an outdoor dining area and an undercover egg chair on the summerhouse which is a lovely place to escape to with your morning coffee. Parking is available for three large cars, and there is an EV charger provided for guest use. There is also an outside tap and hosepipe available for hosing down boots or your bicycles.
Secluded but within a short stroll of village amenities.
There is no public access across the property, no immediate neighbours but despite this, it is less than a five-minute walk to the Skelwith Bridge Hotel for food and drinks and to Chesters by the River where you can enjoy excellent coffee fresh baked bread and cakes and a lovely gift shop. There is a bus stop just outside the main gate to the property which gives you easy access to the Langdale Valley, which is world famous for its scenery and recreational activities. Walking routes are available from the doorstep with gentle (wheelchair friendly) strolls along the riverside to Elterwater and more challenging routes across the Central Fells for those so inclined.
Grass Ings is so much more than a typical holiday cottage. It offers peace, comfort and tranquillity in a totally secluded location but with immediate access to the majestic Central Fells. It’s ideal for couples, groups of friends, or family gatherings. It will delight the young, the energetic and those that are happy to enjoy outstanding views from the comfort of their own chair
Skelwith Bridge is located in the very heart of the Lake District at the foot of the Langdale Valley. Grasmere, Ambleside and Lake Windermere are all located within three miles of this picturesque hamlet. The small village of Elterwater with its English Lake District Inn is just a twenty minute walk passing Skelwith Force, a fifteen feet high waterfall where the River Brathay forces a passage through the rocks. Once a centre for the slate processing industry, it consists of a cluster of stone buildings by a picturesque bridge spanning the River Brathay. Today, hand-crafted articles can be purchased from the shop and cafe at ‘Chesters by the River’. The Skelwith Bridge Hotel and Talbot Pub, dating back to the 17th century sit in the centre of the hamlet. Nearby Grasmere is perhaps best known as the home of William Wordsworth, a place he once described as "The most loveliest spot that man hath found".

We have some suggestions to make the experience even better. I hope they are taken on board by the owner There should be blackout blinds in the bedrooms, although the curtains are lined the early light does seep through and it did waken us up earlier than we would have wanted. We would suggest dressing gowns are provided it is a luxury property with lovely bathrooms and toiletries. There should be more basics provided ie Kitchen roll, tin foil, cling film washing machine tablets/detergent. Personally I would prefer this to a bottle of proseco. We had a lovely time at the house the location is fantastic We would subject to the above look to book again. Kind regards Helen
