With its market towns, historic homes, parks, golf courses, leisure facilities, outstanding coast, Royal Sandringham, wildlife parks, Dinosaur Adventure Park and the Norfolk Broads all within easy reach. Close by is the beautiful city of Norwich. Shop, pub and restaurant 1.5 miles.

Had an amazing time, location was so quiet it's hard to believe, even next to the farm and stables. Clear nights sky's showing every star. Watching the owls fly by. Plenty of countryside walks nearby with an array of wildlife.Hosts were perfect, lovely fresh eggs from the there chickens. Would definitely return again.

WOW! We are just home from an amazing week at Pheasant Roost. It’s in a beautiful, quiet location, 10 minutes drive from Dereham where you can find supermarkets and other shops. The cottage was top tier clean, with everything we needed for our stay. The kitchen is set out well, with everything we needed including; coffee machine, washing machine, fridge, freezer, dishwasher, microwave, toaster and kettle. The best part was the open plan upstairs. It made such a difference to be able to talk to my family whilst cooking, which I can not do at home due to our layout. The hosts Paul and Grasheena are absolutely wonderful, incredibly welcoming, and extremely helpful. We had only been there 1 day and decided to rebook for next year. The pool is amazing, and just like a bath. We didn’t experience one single day where it was cold. The hot tub is a great size. I’d seen previous reviews saying it was on the small side, but it is absolutely fine (unless you expect to fit 10 people in it). The grounds are AMAZING and my children had hours of fun playing football, and watching the horses. It truly is a fantastic place, and we already can’t wait to get back there next year. Thank you so much for having us, and we look forward to seeing you in 11 months 😄
