Brand new for 2020. Spacious and very comfortable lodge with two double, one with en-suite shower and one twin. Bath with overhead shower. Open plan lounge/diner with kitchen area. Washer/dryer. Verandah. No pets. Outdoor hot tub. Please note: Hot tubs will not be available for bookings arriving between 20th-26th December 2021, due to water testing required, and limited staff availability during this period, 25% discount is in place as compensation for this.

Yaxham Waters is set in 15 acres of wonderful parkland in the heart of rural Norfolk with views of the Mid Norfolk Steam Railway which runs along the back of the park.
Offering an idyllic location Yaxham Waters is home to two well stocked fishing lakes, one of which is for the sole use of visitors staying at the park.

The lodge itself was very clean, relativity spacious, well presented and had the 6 person hot tub located on a newly constructed deck area with a 6 person table and chairs. It was in a good location with no other adjacent lodge at the moment. Foundation pads for two adjacent lodges were in place. There was no building work ongoing during our stay. Now for the little annoyances that cropped up during our stay and dropped my rating. Firstly the kitchen utensils / crockery ? We soon found various missing items that should be expected in accommodation of this standard ...only 6 bowls for everything from cereals to salad.. Only 6 Mugs, no bowls to use for microwave cooking, no measuring jug, No egg cups, a selection of non stick pans but only 1 soft cooking utensil, There were 5 stainless ones ? Only one chopping board on which to cut bread, prepare veg and cut meat . No cafetiere. I dont go on holiday to hand wash pots so the dishwasher went on twice a day with just mugs and bowls in it. Secondly the hot tub was very good but was not fully screened from the rest of the park ? It did not stop us using it, but why screen front and back but not side. Using it a lot during our stay highlighted another issue. There was no where inside or out, to hang wet towels. So we resorted to hanging them over the balcony some of the time and used the tumble drier the rest. Very wasteful of energy when there was plenty of space on the deck area for a collapsible clothes drier when weather was warm. Other things - None of the bedrooms had bedside lamps so not able to read in bed. Space was limited in the two bathrooms for toiletries.

Cutleries and cups were incomplete. Wifi were paid for and the last day we didn't have at all the Wifi. Tried to call a few times a nobody answer picked up the phone.
