This spacious Georgian holiday rental is in the lovely village of Winterton-on-Sea, one of North Norfolk's hidden gems, only a few miles from Yarmouth and about half an hour from Norwich. Church House sleeps 16 people in seven bedrooms and is only a moment's walk from the beach, pub, and village shop. Two of the rooms are perfect for families, and there is a games room and an outdoor hot tub to keep everyone happy in all weathers. It's an excellent place to host a self-catering holiday with friends and multi-generational families. 

Church Farm is a beautiful holiday home in the laid-back seaside village of Winterton-on-Sea in Norfolk. The substantial red brick property has recently been refurbished in a chic coastal style with lots of space for 16 people to enjoy a holiday on the coast. It is ideal for four families or multi-generational families to share. Children of all ages will love the games room, while adults can enjoy the steaming waters of the hot tub in its own log cabin. There's a friendly pub, the Fishermans Return, and a great fish-and-chip shop within a short walk of the house, and you're also within strolling distance of the village shop, post office, tea shop, and the beautiful sandy beach.

Winterton-on-Sea is a place locals like to keep to themselves. Less-savvy holidaymakers may overlook it, favouring its glitzier neighbour, Great Yarmouth. Still, locals and long-time visitors prefer the more peaceful setting of Winterton for their traditional holiday. Not only is the beach spectacular, but the dunes are a recognised nature reserve and Site of Special Scientific Interest. A sandbar and a reliable breeze make favourable conditions for windsurfing. Walk towards Horsey to see the seals and their pups in winter. Dogs are allowed on the beach all year round, but you'll need to keep them on a lead when near seals and other wildlife. A benefit of Winterton is that it's so big it never feels busy. Mundesley, Holt and Sheringham are also close.

Norfolk has lots to keep everyone happy in all seasons. The beaches are incredible in all but the wettest weather. They're great in summer, and there's a lot to be said for a blustery winter's walk to blow away the cobwebs and work up an appetite for a big pub lunch or dinner. In addition to award-winning beaches and designated nature reserves and Areas of Outstanding Natural Beauty, Norfolk attractions include historic houses like Holkham Hall, Blickbrigg, and Sandringham Royal Estate. Specialist museums include the Mickleburgh Military Collection and the Thursford Collection of steam engines and organs, whose Christmas events are an extravaganza of light and sound, and the Caister Castle & Car Collection. You're right on the edge of the Norfolk Broads National Park and just over half an hour's drive from Norwich, the best-preserved medieval city in the UK.

Accommodation Comprises:

Church Farm is an extended Georgian property with a smart blue front door, elegant proportions, and accommodation over two levels.

Downstairs:

Feeding 16 ravenous guests is no problem in the fantastic kitchen equipped with a modern range cooker, two built in ovens, American-style fridge/freezer and a larder fridge, a Nespresso coffee maker, and two dishwashers. It's possible to hire a private cook to prepare a special meal or fill your freezer with freshly made ready meals. There is a small seating area for catching up over coffee.

Store your outdoor gear and take care of the laundry in the boot room. It has a separate cloakroom with a WC, and a door leading into the games room and rear garden.

Flowing on from the kitchen, the dining room is another lovely space with room for everyone to sit and dine together. These rooms make a wonderfully sociable space which can be separate areas or one social room.

Soft shades of blue, a huge sash window with garden views, and comfortable seating grace one of the two downstairs reception rooms.

A second sitting room is on the other side of the entrance hallway. It's bigger than the first and connects to the conservatory to make a superb space for socialising.

While away happy hours playing pool, darts, or table tennis in the games room.

Upstairs:

All seven bedrooms are on the first floor. These have been carefully furnished with guests' comfort in mind.

Hickling has a king-sized bed, storage, and an ensuite with a shower, WC and handbasin.

Winterton and Martham are both double rooms furnished with king-sized beds. They are next to each other and share the family bathroom with a shower cubicle and corner bath and WC plus a separate WC.

Waxham sleeps four people in one king-sized bed in the large room, and adult-sized bunk beds can be found a private alcove. The ensuite has a large separate shower, bath and a WC. It's a good suite for families.

Stalham is the other family room. It's split level, with a king-sized bed and a full-sized (3ft-wide) single bed and an ensuite shower room.

Happisburgh is at the front of the house and has two full-sized single beds.

Horsey is a quiet single above the main entrance.

Outside: The house has large grounds with a barbecue, and a hot tub in its own log cabin. There is lots of parking in the driveway with free parking on the street outside the house. The back garden is full fenced.

Additional Information: Utilities, WiFi, bed linen and bath towels are included. Guests to bring beach towels and cot bedding if required. Up to four dogs are welcome by arrangement. The property is strictly non-smoking.
