Skilfully and lovingly converted from handsome farm buildings, and carefully retaining traditional features in their beamed interiors, all seven cottages provide the highest quality of comfort. Set near the owners’ 17th century farmhouse on a working farm, they all boast their own sitting out areas as well as access to the farm grounds, where coarse fishing and farm walks make this the perfect spot in which to relax and unwind. A sauna, hot tub and games room all add to the pleasurable atmosphere. A wide variety of attractions lie within easy reach including the NT’s Oxburgh Hall, a moated manor house built in 1482 and which holds special events throughout the year, and Langham Glass, where visitors can watch the traditional skills of glass making. A wealth of crafts and antiques barns, a butterfly and wildlfe park, water gardens, farm parks, plant nurseries, museums or rural life and a rare breeds centre also promise good days out. Boasting several unique wildlife habitats and criss-crossed by footpaths and quiet lanes, the wide scenery of the Fens and the heathland and forests of the Norfolk Brecks offer excellent walking and cycling opportunities, whilst the north Norfolk coast,with its picturesque villages, salt marshes and bird reserves, is an easy drive. Sandringham House and Park is well worth a visit and the Victorian seaside resort of Hunstanton’s sandy beaches, rock pools, majestic cliffs, beautifully planted gardens, traditional amusements, fun fair and host of water based activities are sure to delight visitors of all ages. Standing on rising ground just 3.5 miles away is Downham Market, one of Norfolk’s oldest market towns and offering a good choice of shops, inns, restaurants, tennis and a sports centre. Fishing and golf are all available nearby. Shops and pub serving food 1.5 miles.

I always give an honest review and I'll begin with the positive points. Gable Barn was clean. The kitchen was well-equipped and the washing machine, dryer, dishwasher and fridge-freezer were all welcome. We were gifted a bottle of white wine but no dishwasher tablets provided or fresh milk, just a hospitality tray. The internet worked well. The downstairs bathroom is a good size and helpful for anyone with mobility issues. I didn't go upstairs as I have osteoarthritis in my knees so can only comment from our sons POV. The shower cubicle was small and the skylight window didn't stay open in the double room.The negative points unfortunately outweigh the good. Check-in. We arrived 10 minutes early, the barn was locked. I knocked at the owners next door and got no reply. We began emptying our car, putting everything outside the barn. Another couple pulled up (5th visit so far) the owner came out and welcomed them back and let them in their barn. She walked past our family to go further down and let others in before coming back to us, we had to wait 10-15 minutes even though we arrived first. Not the best start!The swimming pool fits 2 adults, 3 at a push if you don't swim side-by-side, much smaller than it looks. Three steep steps going in, no hand rail. There is no help for immobile people neither is there for entry to hot tub room or games room. The hot tub had scummy, dirty water. The pool cues have hardly any tips and the table is unlevel. There should be a system for private, one-hour swims. There are 7 barns, if each got an allocated hour each day there would still be 5 hours spare for shared time - it must be a nightmare in the school holidays due to lack of space.The beds were very hard. We had to oil the noisy bathroom door as it woke everyone up first thing. The bench umbrella outside blows out of the hole as it gets windy and is dangerous as the cars are parked nearby. You cannot secure it. We were told off for going in the pool before 9 a.m. by the visitors who came often even though their neighbours had gone in the pool before us! Then we were given a reminder slip through the door by the owners. Two of our family didn't even try and get in the pool, and it was the only reason we picked this spot. It's a shame. We cut our holiday short because everyone became fed up. The lounge chairs were awful, the armchair sinks almost to the floor and it hard to get out of with mobility issues. The TV went off a lot. The wild grass is several feet high so you can't see out of the lounge window. Would we go back? Has to be a no, sorry.

We had a very enjoyable week. The cottage was very clean and well equipped. Mary and her daughter Mandy were very helpful. The games room, hot tub and pool were great for kids. We would definitely visit again.

Gable barn was a lovely cottage to stay in. It was comfortable and very well heated. It was lovely to have the extras like the sauna and jacuzzi. Also my son and I made great use of the games room in the evening pool and table football. It was easy to drive to places to visit Sandringham, Ely etc.
