It's hard to know where to start when exploring Ivy Farm; the sumptuously furnished rooms exude class and style, yet there’s a relaxed, homely feel about it all. From the moment you step in to the reception hall, you almost feel like you’ve walked into a film set. Enjoy the sophisticated dining room, the relaxed drawing room with piano and views across the beautiful gardens, and the superb fitted bespoke kitchen/breakfast room with granite worktops and four oven Aga. For more room to spread out there’s a charming garden room, a cosy snug and even a cinema room to the ground floor. The pool is open from May Whitsun Bank Holiday until the end of September. As an exception, the pool will remain open until the end of October in 2026. The pool is a hopper pool.
Travel cot and high chair available on request. Please bring your own linen for the travel cot.
There is external cctv cameras at the property which are not in operation when guests are staying.

Ivy Farm was a really beautiful house with everything we needed for a great family holiday. Special mention for the Cinema room and of course the heated swimming pool both of which were a great hit with our two grandchildren aged 11 and 14 ! Special mention also about the very much appreciated stock of everyday essentials which made our holiday so easy. No need to shop for kitchen roll, loo rolls, coffee, tea, washing up liquid etc, etc. We have done lots of self catering holidays before but this was really exceptional. Lots of parking spaces on the drive and gorgeous villages, pubs and beaches within a short drive. We can certainly highly recommend Ivy Farm and hope to return.

My family spent a wonderful Christmas at Ivy Farm. There was plenty of space for 7 adults and 4 children - a cinema room, snug, and drawing room provided plenty of breakout space for everyone. The kitchen was well-equipped for cooking our Christmas meal, and the dining room had plenty of seating.There's a 3-mile walk in the woods from the doorstep. We visited the Sandringham Estate. There was a fantastic adventure playground with zip wires and wooden structures for children to clamber over. In the evening there was the Luminate show and a fairground close by.We also visited Old Hunstanton Beach. There were plenty of dog walkers and I was amazed that most dogs loved to swim in the freezing sea.On our last day, we visited King's Lynn, with its historic buildings and picturesque town centre. We had brunch at a restaurant overlooking the quayside, before departing for home.

A great venue for a large family holiday age range of 70 years to 7 weeks! A large property like this does need careful oversight to pick up any problems early. We had wonderful weather so the swimming pool was lovely. The ample number of reception rooms meant that those who wanted a bit of peace and quiet could always find somewhere to hide!
