Enter via the immediately captivating entrance hall and take in the immense beauty of this property. Flooded by natural light, bare brick walls wonderfully compliment the oak beam adorned with apex ceiling. The well-equipped country kitchen has been handsomely curated featuring sky blue units with rustic worktops. Boasting modern appliances, this is the perfect stage for any enthusiastic chefs to rustle up a feast made from the areas famous local produce. With access to a delightful outdoor patio area, dining al fresco will beckon on warm sunny days. An adjacent dining area with seating for seven around a charming farmhouse table makes an excellent social space for guests to gather. A grand sitting room offers ample seating appointed around a wood burning stove. After a day well spent in the big outdoors, nestle deep into the sofas to watch a film as the stove casts ambient light and warms the room. The tranquil earthy colour palette stylishly combines with well considered design accents to create a coastal inspired sanctuary.

Conveniently situated on the ground floor, bedroom three provides comfortable twin beds that can be converted into a super-king size bed on request, and enjoys verdant views of the garden. Atop the wooden L-shaped staircase, two further bedrooms are located. Appointed under a magnificent apex ceiling with exposed beams and bare brick feature walls, the master bedroom is bound to impress. Spacious and hosting a super-king bed, this bedroom boasts views across the expansive wild flower meadow. Also with a super-king bed, the far bedroom additionally offers a single day bed, suitable for a child or adult. Dividing the two bedrooms, a stunning gallery landing stretches the entire length of the barn. These bedrooms are served by a bright and airy shower room.

Outside, the garden is fully enclosed by a traditional stone wall, making it a superb space for supervised children or the dog to play safely. A generous size, the lawn is great for playing ball games or for sunbathing. With a barbecue provided, guests can enjoy this space long into the evening. Adjacent fields provide the hunting ground for numerous raptors, with red kites, kestrels and barn owls often seen swooping over the wild flower meadow. A table tennis table is stored in the the utility room to the side of the property, which guests are welcome to use. This utility room is also great for securely storing bikes, kayaks or paddleboards. Parking for up to three cars is available on the gated driveway.

For a unique experience, book a tour at the fabulous Burn Valley Vineyard. Help with the grape harvest or join one of the vineyard's wonderful Secret Suppers held on a Friday and Saturday evening - be sure to book early! There is an abundance of great places to eat and experiences to enjoy throughout the local area. Dinner at the Michelin starred Morston Hall, or shopping in nearby Burnham Market, are just two examples. A trip into Wells-next-the-Sea will reveal two fantastic options for fish and chips; Platten's and at French's. Be sure to sample both! For more energetic exploration, get out on the water for a fishing trip, or join a nature cruise out to Scolt Head Island nature reserve. For landlubbers, a trip to the Holkham or Brancaster beach will appeal, or rent e-bikes to traverse under your own (electrically-assisted) steam!

    My family arranged our stay for my 80th birthday. Despite 'Storm Amy' for some of our stay we have enjoyed wonderful Norfolk and this beautiful home. Horsey Gap and the seals a highlight. Wonderful Farmers Market at Creake Abbey. Wells-next-the-Sea. To historic part of Kings Lynn, and today our Sandringham visit. We're so pleased, closed yesterday due to weather but today we can visit. Thank you.
