Sitting on a gable end to an impressive sea view, as you pull up to Beaches you will really feel that ‘I am on holiday’ vibe. This property has been lovingly renovated, decorated and furnished to provide stylish luxury accommodation for discerning guests looking for somewhere really special for their break. With five bedrooms, accommodating eight people and three bathrooms, this property is perfect for families and couples alike. It is also perfect for three generations travelling together as one of the bathrooms and en-suite is located on the ground floor. With a light, and airy living room and separate kitchen/dining room there really are lots of places to relax in, unwind and enjoy your break. The contemporary, well-equipped kitchen has everything you need to cook a great meal together and the dining area which has French doors into the garden, helping you to bring the outside in while eating together and raising a glass or two.
Overstrand itself is a very sought-after village, not least because it boasts one of the best beaches in the area, which is often quieter than its big sister, Cromer. And from Beaches you will literally be enjoying that beach in moments, making this a great choice for beach lovers too. In fact, venture a little further and you will find numerous coastal habitats to explore with North Norfolk boasting sand and shingle beaches, rolling grassy dunes, promenades, a famous pier, salt and clay marshes, cliff tops, quays, creek and harbours all waiting to be enjoyed. And another joy of this location is that you can be in the heart of stunning Norfolk Broads land in 30 minutes and in the fine city of Norwich in 45. You can even get a train to both from nearby Cromer if you would prefer not to drive. Add in history and nature galore, lots of family attractions, great golf courses and wonderful walks and cycle routes and you’re sure to be back just to fit it all in. And we are in no doubt that you will return to Beaches when you are. Just lovely! Beach 200 yards. Pub and restaurant 50 yards.

Lovely place to stay. Just needs attention to some smaller details which feature in previous reviews. Patio doors to living room don't open, blinds in bedrooms bullfighting and no broom or customs and brush to name a few niggles.

We would like to try and make this a balanced view so that future guests can make an informed decision.The cottage is located in a really good position, just up the road from the beach. It is spacious and bright and felt comfortable, there was plenty of room 6 of us to mill around and not be on top of each other. The cottage was also safe and ideal for dogs. There are however a few points to note where we felt there were problems or improvements could be made: - the ant problem is still prevalent and we noticed them across the kitchen floor as soon as we entered the cottage so not a great start to the holiday. While we appreciate that this is not something that could be resolved we noticed that others have commented on this and maybe a note from the owners with some ant powder would go a little way to help. We did come back one day to find ants all over the lounge patio doors - quite a scary sight! - the fridge does not work properly, while it was hot the day we arrived it did cool down to 21/22 outside but the fridge did not keep our food cool and actually our milk curdled after a few days which is not normal.- not having working patio doors in the lounge needs resolving, sitting in there of an evening and not being able to open them is not good and made the room really stuffy impacting our enjoyment of the lounge. This was challenging on hot days and also extra unpleasant when we had the ant invasion!- bedroom blinds, this has been fedback before and it’s not that they let light in but they are actually not wide enough for the windows. Additionally, the ground floor bedroom had a narrow side window without blinds and was so bright in the morning that one of the guests had to use spare pillows to fill the space to enable better sleep. This demonstrates a lack of care. - instructions on what can and can’t be recycled would be useful - there was only a single hand towel between 4 bedrooms for the main bathroom. Each guest should be given a hand towel aswell as a bath towel- toilet roll holders should be provided rather than having to put them on the floor- it would be helpful if there could be more coffee/side tables in the lounge for drinks. There was only one which does not work for 6-8 people if they are all in the loungeOn balance we would recommend the cottage but think that improvements could be made to ensure a less stressful and more enjoyable stay.

Fantastic location close to the beach, great place to stay for a big family, with 5 bedrooms. Left some flapjack and bread for us when we arrived, which was a nice touch!
