About this property

Sedum House, an architectural masterpiece built within the landscape and topography of its environment, is an all-year-round showstopper, ideal for a family, group of friends or couples enjoying a short stay or longer holiday. Located in the rural, peaceful village of Gimingham, this exceptional detached retreat is only a few minutes' drive from North Norfolk's stunning heritage coastline, and fifteen minutes on foot.

As well as being an upside-down architectural triumph embedded and concealed within its terrain, Sedum House has super stylish living quarters and ticks all the boxes for eco credentials too as it is completely power self-sufficient with photovoltaic solar panels and a ground source heat pump. Luxurious underfloor heating keeps this contemporary pad warm all year round, and the revolving wood burning stove - swivelling between the sitting room area and open-plan kitchen / diner - seals the deal for a cosy break any time of the year. There are five bedrooms on the ground floor; the master bedroom has a king-size bed and en-suite with a slipper bath, there are three double bedrooms plus a twin room with two family bathrooms to share, one with a bath and separate walk-in shower, and a separate shower room just off the utility room. A large games room with all the toys - Smart television and Wii console, table tennis table, snooker table, dart board and outdoor games such as croquet and giant Jenga - overlooks the front garden. The beating heart of the house is the first floor, with its double aspect light and airy open plan living space, which blends into the outdoors via invisible sliding doors. A fully equipped kitchen leads on to the dining area, which in turn spills on to the outdoor entertaining terrace. With garden furniture, sun loungers, a charcoal barbecue and a firepit there really is no reason to leave! A comfortable sitting room with a Smart television and soft leather sofas has floor to ceiling windows overlooking the garden and offers a pleasant place to retire to if the evening turns chilly or watching a film takes your fancy.

Situated in an idyllic, quiet and rural location, you have immediate access to footpaths and can walk to the beach in quarter of an hour or join the coastal path from the doorstep. Exploring the many picturesque seaside villages and towns to the east and west by bicycle or car is easy, or you could spend the day on a boat on the Norfolk Broads, returning to this lovely tranquil base after a full day's activities or sightseeing. One thing is for sure, once experienced, you'll want to come back to Sedum House time and again!

Two well-behaved dogs welcome (small additional charge). Please do not allow dogs to walk or run on the sedum roof.

    What a beautiful home that was a complete treat to stay in. The bedrooms stayed wonderfully cool in the heat. We had all the amenities we needed and the hosts and nearby owners were so friendly and welcoming. Lots of lovely places nearby to explore.

    Our 10-person family get-together has been lovely here. Oldest 77, youngest 17, with many other ages in between and two dogs. We really enjoyed the outdoor and indoor games and found the living spaces perfect for our needs. It was nice to explore a different part of North Norfolk, having spent many family holidays during the 1980's and 1990's in Burnham Thorpe. We did go back to Holkham Bay, which has always been one of our favourite beaches. All in all a lovely four night holiday in a beautiful house.

    What a fabulous home and garden! We have all had the most fantastic weekend that we will treasure forever. We really enjoyed playing croquet outside, and the games room and trampoline have been a real hit with the kids. Lovely spaces to sit and relax in, beautiful local artwork in the rooms too.
