This luxurious haven is designed to ensure every moment of your stay is infused with comfort. At the heart of this property lies a wonderful conservatory, a sanctuary of light and space inviting the outdoors in, offering views of the private lawn garden and horse paddocks beyond. The lounge has plush sofas that beckon you to unwind, whether you’re indulging in a movie night or enjoying great conversation. The conservatory’s seamless transition to the patio, reveals the pièce de résistance: a private hot tub, promising restorative soaks under starlit skies. The enclosed garden is a verdant oasis, thoughtfully designed to be a safe haven for both children and dogs. Inside, the spacious interiors are crafted to accommodate both communal celebrations and moments of solitude. The dining table is for perfect feasts and celebrations of cherished occasions, and the breakfast room is for easy dining. The three bedrooms offer relaxation and comfort. A twin bedroom and bathroom on the ground floor will delight guests avoiding steps or stairs. Upstairs the master with its own En-suite shower room, and another double with the flexibility of an additional single-day bed, accommodating guests’ sleeping preferences. The village pub serves good quality food, a 10 minutes walk or 2 minute’ drive.

Within 20-minute drive; the city of Norwich for excellent shopping, a theatre, a castle museum, a cathedral, fine restaurants, cafés and bars. Wroxham, known as the capital of the Norfolk Broads National Park, offers river trips and daily boat hire to explore the expanse of waterways. A 50 minutes drive leads to the Heritage North Norfolk coast for sandy beaches, extensive salt marshes, rspb reserves and the coastal path for excellent walking. Enjoy a boat trip to visit the basking seals and Blakeney Point nature reserve. Stately homes and parks include Sheringham NT, Holkham, Felbrigg, and Blickling Hall, regarded as the finest in East Anglia. The Royal Sandringham Estate and Museum is open to the public when the Royals are not in residence. Coastal resorts of Cromer and Sheringham offer an array of attractions for all ages, and plenty of shops and restaurants.

Succulent fresh lobsters and crabs are brought back to be sold. The promenade, pier with seasonal live entertainment and the Royal Life Boat Centre can all be found at Cromer. Sheringham is home to the North Norfolk Steam Railway, where trains travel back and forth along the coast to neighbouring villages. Pub 0.5 miles. Farm Shop 1 mile. Supermarket 4 miles.

    The owners, Natalie & Darren contacted us a few days before our stay to introduce themselves and sent us clear directions to the property. We had the pleasure of meeting them when we arrived and they are such a lovely couple. They went above and beyond to make us feel welcome and nothing was too much trouble.From the time you pull into this little village you can tell it has a beautifully relaxed feel to it. With stunning fields and wildlife right on the doorstep.On entry to the cottage, you can see a lot of thought has gone into the decor. It is simply stunning, with attention to detail that has a luxury feel throughout the property.Everywhere was exceptionally clean and it smelt beautiful due to a candle being lit to welcome us.Also in the kitchen was a welcome card, bottle of Prosecco, luxury mince pies and chocolates with a pack of Christmas napkins which we thought was a lovely touch.The kitchen has every piece of cookware, utensil, gadget and appliance you could ever need. Between the kitchen and dining room off it, there was more than enough cupboard/drawer storage. The hallway had a unit with a multi charger for phones, tablets or any other chargeable gadgets. Underneath was a dog feeder/water bowl together with 2 dog mattresses and blankets. The downstairs bathroom has a bath & shower and is decorated beautifully.The lounge is very spacious with 2 large sofas. Again, these are luxurious with feather cushions that you melt into! There was a beautiful traditionally decorated Christmas tree which gave the room an extra cosy feel. On the opposite side of the room there is the main dining table where Christmas crackers & various party items had been put out. Now for our favourite room, the conservatory. This was as big as the lounge and was stunning. There are enough sofas, seats for everyone with an added extra of a chaise longue. In the corner is a pellet burner which is so easy to use and so cosy to watch while looking out at the gorgeous views, watching the sun set. The garden is large and our dogs loved a good run around to let off some steam.The hot tub was a lovely extra and the owners had even put a basket by the back door with 4 really good quality bath towels for us to use.Both bedrooms are decorated with superb taste. There is plenty of storage and the beds are really comfortable with extra throws on top should you need them. They are equally as big as each other, although one is an en-suite. The landing has an area with a table and chair in the middle. This has a mirror and hairdryer.Over all we cannot find any fault with this property, it really does have everything.

    The accommodation is beautifully decorated and was spotless, having everything we needed for a comfortable stay, including a fully equipped kitchen. The Garden and Hot tub was a great bonusColton is a picturesque village, and the surrounding countryside offered stunning walks and plenty of opportunities to explore.     We had a fantastic week at Harbord House. The house and garden are warm and inviting. It is immaculately clean throughout, very cosy and comfortable. It is fully equipped with everything you could need, with lots of interesting items & activities for all ages. It provides a great base for exploring Norfolk, it is set in a beautiful rural area but also close a great selection of local amenities too.We would highly recommend Harbord House. Its definitely been one of the best holiday homes we have visited.
