From the moment you step inside, you are welcomed by its impressing accommodation and sense of space and light. At the heart of the barn is a magnificent open-plan kitchen and dining area, thoughtfully designed for stylish family gatherings. The sleek, well-equipped kitchen features a substantial breakfast bar for relaxed mornings, while the expansive dining area creates the perfect setting for celebratory meals and long, indulgent suppers. The spacious lounge is a true showpiece, centred around a striking wall-insert stove, with plush seating offering a warm and inviting space. A separate snug with large sofas and a big-screen Smart TV provides an additional lounge area for movie nights and relaxation. Traditional seaside town of Sheringham lies 12 miles away, while the charming village of Reepham (4.4 miles) offers boutique shops, cafés and pubs. At the former Reepham Station there is small museum, tearoom and cycle hire opening linking onto the Norfolk Coastal Path. Georgian market town of Holt (7.7 miles) for independent shops and refined eateries. 30 minutes’ drive from the Norfolk Broads and the historic city of Norwich. Families will enjoy roar, Dinosaur Adventure Park at Lenwade, Thrigby Wildlife, Wroxham Barns and Bewilderwood at Horning. For golfers there are the Royal Norwich, Sprowston Manor golf courses, while Cromer and Sheringham offer clifftop courses. Norwich city is within 30 minutes’ drive.     South Barn has previously been used as a second home for the owners and consideration into the property as letting it out as a holiday home is lacking. There are many lovely things about the property but we felt that having paid a large amount for a weeks holiday, the issues we had which were not satifactorily addressed, left us quite disappointed. This property is not suitable for families with young children. The only enclosed part of the garden is at the rear with the artificial lawn so bear this in mind if you have dogs. The advert says there is a microwave but there is not, which is also a nuisance if you have a baby or rely on such items. The owners did mention this just previously to our arriving though, so the agents need to review their advert which also shows a gas bbq in the garden but it isn't there. A small dirty coal one is. The property says it sleeps 10 but the dining table seats only 8. We had to use garden chairs. The freezer is in the garage across the garden, it still had the owners food in it. The washing machine and tumble dryer are also in the garage which is full of the owners property. There is lots of glass around ie. table, cabinets. ornaments. One glass cabinet had bottles of alcohol in it and lots of empty champagne bottles teetering on the top. Again if you have young children. this should be taken into consideration before you book. Outside the downstairs bedroom there had been left a variety of cleaning items ie. mops, brooms etc These should have been in a cupboard not left on the floor. One bedroom had various items such as packets of biscuits, 'stored' under the bed which was of great attraction ta my granddaughter. There were many other maintenance issues also, which to be fair we didnt mention to the owners. This is a newly advertised property and we should not have had to do this after booking a luxury property, we are neither guardians or inspectors. The oven was filthy, dirty oven trays, fat left in some of them. A dirty lounge floor, used towel, dirty chair. The worst part was the drain smell from the downstairs bathroom ensuite which meant we couldn't use it. We could smell it as we walked into the house We reported the issues promptly to the owner who replied "keep running the shower. that works for us" sadly it didn't. Clearly this was a known issue and should have been addressed before letting. We reported it aqain where a handyman was sent round. After his second visit on day 5 he said he wasn't able to do anything as he wasn't a plumber. This problem was reported to the agents who acted promptly but the issue was not resolved. I would add that at no time were we offered cleaners and a plumber was never sent round. The owners just apologised as a cleaning issue. No doubt the owners will say that nobody else had these issues but that has no bearing on what we experienced at that time. Hopefully, the cleaning issues are now resolved for future guests but we have had no joy in receiving any compensation from the owner or the agents who think that spending a large amount on a property advertised as luxury with cleaning issues is acceptable. We have been offered a low value voucher to use within twelve months. We have already organised our holidays for next year so useless to us and we have therefore rejected their offer. To add, the owners quote of "we can work with a midday checkout tomorrow if thats of any use to you" is apparently a gesture of goodwill for the inconvenience. I certainly don't remember reading that on their message and certainly would not have accepted that as any form of compensation! Should all the issues and perhaps what could be referred to as 'teething' problems be rectified, then I would love to recommend this property. But for the amount that we paid and the treatment by the owner and agent, we would not. We ran a holiday cottage for many years. These issues would not have have arisen.

    We had an excellent family stay at South Barn. The property was perfectly clean, spacious and inviting. The outside space was fantastic for young children, as it was secure and safe for them to play. Everything was clean, tidy and comfortable, and the property had everything we needed for a wonderful family holiday. We would highly recommend South Barn and would love to stay again!”
