About this property

The Pennine Private Estate — a luxury group holiday home created for bringing people together.

Set within approximately 2.5 acres of private grounds in the heart of Upper Teesdale, Heather Brae is far more than a large holiday home. This exceptional private estate offers space, comfort and privacy for families, friends and groups looking to reconnect, celebrate and enjoy time together in one of the most beautiful parts of the North Pennines.

Whether guests are planning a long-awaited family reunion, milestone birthday, anniversary celebration, pre-wedding gathering, walking holiday, sporting escape, corporate retreat or team-building stay, Heather Brae provides a memorable setting in which to slow down, reconnect and enjoy being together properly.

Sleeping up to 24 guests across ten bedrooms, with additional flexible sleeping arrangements available by prior agreement, the house has been thoughtfully arranged for large groups to share time comfortably, without ever feeling crowded. Generous reception rooms, a welcoming kitchen and dining space, a snug, games room and flexible accommodation across the main house and annexe create a rare balance of togetherness and space to breathe. Two fully functioning kitchens across the main house and annexe add further flexibility, making it easier for large groups, multi-generational families, catered occasions and guests with different dining preferences to feel completely at home.

Here, mornings can begin slowly over coffee and conversation. Children can play freely, grandparents can watch the family come together, and friends can settle into the kind of unhurried days that are so hard to find in everyday life. Long lunches drift into relaxed afternoons, evenings are filled with laughter and stories, and the simple act of being under one roof becomes the thing everyone remembers most.

Step outside and the experience continues. Guests can unwind in one of two private hot tubs, enjoy a game on the all-weather tennis court, explore the gardens, light the barbecue, or watch children enjoy the tree house in the grounds. Rabbits can often be seen in the garden, sheep graze in the adjoining fields, and mornings begin with birdsong drifting across the estate from the open moorland above. It is a place made for fresh air, open skies, shared moments and the quiet pleasure of having nowhere else to be.

Heather Brae is a destination for every season. Winter brings crisp country walks, roaring fires and the possibility of guided outdoor adventures nearby when conditions allow. Spring fills the landscape with new life and birdsong, summer invites long afternoons in the garden, barbecues, outdoor games and evenings under open skies, while autumn brings golden walks, cosy evenings and the quiet beauty that makes Upper Teesdale so memorable.

Just a short stroll away, Middleton-in-Teesdale offers welcoming cafés, traditional pubs and independent shops. Beyond the doorstep, guests can discover the spectacular waterfalls of High Force and Low Force, wander alongside the River Tees, explore the dramatic landscapes of the North Pennines, or venture further into the Yorkshire Dales and Lake District for memorable days out.

For guests planning something special, early contact with the owner can also help bring the stay to life. By prior arrangement, the owner may be able to help with local recommendations and guidance on nearby events. Selected services may also be available by prior agreement.

As evening falls, Heather Brae becomes even more magical. With very little light pollution, clear nights reveal breathtaking star-filled skies and, when conditions are right, guests may even glimpse the Milky Way stretching across the Pennines — an unforgettable end to another memorable day.

Heather Brae is equally suited to family holidays, celebration weekends, walking groups, sporting stays, wellness retreats, and carefully planned corporate or team-building stays, offering the flexibility to create an experience that feels entirely your own.

Dogs are welcome too, because the very best holidays are the ones where every member of the family can come along.

Many guests return to Heather Brae to celebrate life’s next milestone, creating traditions that bring family and friends back together year after year.

Heather Brae is not simply somewhere to stay. It is a place to reconnect, celebrate and create memories that will be cherished for years to come.

Will definitely come back.Only downfall was when I rang Sykes several times which took a few calls to get through to request super king size beds into singles .Unfortunately this request mustn’t of went through for us.Julian the owner messaged near end to keep in touch with us.

The house was as described. This was a last minute booking as we had been let down by another provider. The housekeeper was very helpful. The house would benefit from some maintenance - for example one of our guests became locked in a bedroom when the handle feel off the door, the ceiling lights in the ground floor of the annexe didn't work. In addition some of the baths do not have showers over them - this would be a useful addition. Overall we loved the house and the garden and would be happy to return.

Very warm and comfortable and able to make use of all the facilities, tree house, tennis court, hot tub & pool table. Stunning views from the front. It is an older house with character & any issues were promptly sorted by the owner Julian
