About this property

Heatherbrae is an exceptional house resting in Middleton-in-Teesdale, Durham, set within extensive grounds with off-road parking for ten cars, two hot tubs, a tennis court, and a wealth of beautifully arranged spaces for large groups to come together in style. Once inside, the sheer scale of the place begins to unfold; this is the sort of house made for landmark birthdays, long-awaited reunions, multi-generational family gatherings, and celebratory stays where the setting matters just as much as the company. With the main house and annexe working in harmony, Heatherbrae offers room to spread out without ever losing that all-important sense of togetherness.

Step through the door and the atmosphere is set immediately by the welcoming hallway and the sequence of characterful rooms beyond. The sitting room, with its open fire, is made for post-walk conversation, evening drinks, and lively catch-ups that stretch long into the night, while the snug, complete with woodburning stove and library, offers a more tucked-away corner for slower moments and early-morning coffee. The games room adds another layer to the stay, with a pool table ready for friendly competition, and at the heart of it all sits the kitchen/diner, a striking social space where the woodburning stove adds glow and the range cooker, generous prep space, and dining setup invite feasts, grazing suppers, celebratory breakfasts, and all the lingering moments in between.

A second kitchen and the annexe’s open-plan living space bring even more flexibility, whether you are travelling with several families, planning for different routines, or simply appreciating the luxury of extra room to cook, gather, and unwind. Across the property, the sleeping arrangements are wonderfully adaptable, with thirteen bedrooms in total spanning super-king-size, king-size, double, twin, and family rooms, several with en-suite facilities and many with TVs. The annexe gives a party within the party its own sense of space, while the variety of bathrooms and cloakrooms helps the house feel brilliantly equipped for larger groups. Outside, Heatherbrae continues to impress.

The enclosed rear garden feels made for celebration, with sweeping lawned space, a terrace for outdoor dining, a barbecue, bike storage, and enough features to keep all ages happily occupied, from the tree house and rope swing to the tennis court and twin hot tubs. This is the kind of outdoor setting where children race off towards adventure, adults gather around the barbecue with drinks in hand, and evenings end with steam rising from the tubs as the light fades over Teesdale. When it is time to explore, Middleton-in-Teesdale offers an excellent starting point, with village shops, places to eat, and easy access to some of the area’s most striking scenery.

Spend a day tracing the landscape around High Force, one of England’s most spectacular waterfalls, or head out along the Tees Valley Railway Walk for a route shaped by big skies and far-reaching views. Summerhill Force and Gibson’s Cave add another memorable outing close to hand, bringing drama and natural beauty to the heart of Teesdale. For a mix of history and culture, Barnard Castle makes a rewarding day out, where the ruined castle, The Bowes Museum, and nearby Egglestone Abbey create a rich itinerary for groups wanting heritage as well as scenery. Further afield, Durham brings cathedral grandeur and historic scale, with Durham Cathedral and Durham Castle providing two of the North East’s most celebrated landmarks.

Whether your stay is centred around long dinners, tennis matches, hot tub evenings, or days out across the North Pennines, Heatherbrae is a standout setting for making the most of time together.

The charming Pennine town of Middleton-in-Teesdale is located in the centre of Teesdale, in an Area of Outstanding Natural Beauty, nestled by the banks of the River Tees. This bustling town is bordered by beautiful walking scenery, including high open moorland and charming forested valleys, and it offers a decent selection of stores, pubs, and restaurants. Among the most breathtaking sites in the area are the surrounding waterfalls of High Force, Gibson's Cave, and Cauldron Snout. The local market town of Barnard Castle is accessible and provides a full range of amenities.

Will definitely come back.Only downfall was when I rang Sykes several times which took a few calls to get through to request super king size beds into singles .Unfortunately this request mustn’t of went through for us.Julian the owner messaged near end to keep in touch with us.

The house was as described. This was a last minute booking as we had been let down by another provider. The housekeeper was very helpful. The house would benefit from some maintenance - for example one of our guests became locked in a bedroom when the handle feel off the door, the ceiling lights in the ground floor of the annexe didn't work. In addition some of the baths do not have showers over them - this would be a useful addition. Overall we loved the house and the garden and would be happy to return.

Very warm and comfortable and able to make use of all the facilities, tree house, tennis court, hot tub & pool table. Stunning views from the front. It is an older house with character & any issues were promptly sorted by the owner Julian
