The farmhouse is praised for its comfort and space, making it great for families. However, the lack of a washing machine and drying facilities slightly detracts from the overall comfort for guests.
Facilities are adequate with a good dishwasher and garden, but maintenance issues with the boiler and fridge, as well as the absence of a washing machine, affect the score negatively.
There are no mentions of gifts or special thoughtful touches in the reviews, so it is not possible to score this category. Guests do not comment on any extra efforts made to enhance their stay.

A wonderful property located opposite the ruined Kilton Castle, Liverton Lodge Farmhouse has many original features including fine oak panelling, exposed stone walls and beamed ceilings. There are two large sitting rooms, one with an open fire and window seats overlooking the lodge’s large walled garden. Upstairs there are lovely views across the garden to the woods and farmland beyond. Danby also boasts the ruins of a 14th century castle and the only remaining working water mill on the River Esk. The scenic Esk Valley Railway line runs through the village on its way to Whitby. There are literally 100s of walks in the surrounding areas including Handale Abbey Trail, Grinkle Mine Trail, The Saxon Princess trail and The Cleveland Way which runs along the coastal path across the top of the cliffs and down into the picturesque coves and bays such as Skinningrove, with its double bay and mining museum, Staithes with its links to Captain Cook and the beautiful Robin Hoods Bay. Saltburn-by-the-Sea is just one of the coastal towns offering a surf school, miles of beach and traditional pier. We had another excellent stay in Liverton Lodge Farmhouse. It is full of character and is a very comfortable house with plenty of space. While there is a dishwasher in the kitchen, there is no washing machine, which might be an issue for guests, especially those with children. And maybe one or two more toilet rolls could be provided. But overall it was a pleasant base for our holiday in a good location for exploring the interesting towns around Saltburn.

Good pointsVery large stone farmhouse. Ample room for us 6 adults one 7 y old two 3 y oldOne baby. Everything a bit worn but with 3 kids tearing round the place I view that as an advantage. No local facilities. But within a 10-15 mile drive of all the places we wished to visit. Saltburn Whitby Runswick Bay. Saltwick Bay etc.Great garden for kids.Great piano for kidsBad pointsBoiler not working when we arrived.Reported to caretaker who reset it, and gave us access to reset it if required.Needed reseting every 10 minsPhoned caretaker again who arranged an engineer visit. Engineer fixed it on Wednesday. I consider this an unacceptable response time for a holiday let.Fridge in kitchen not working.Previous reviews have highlighted this and no action has been taken by owner.I also messaged owner about this. No response. But hopefully the boiler should now be fixed. And eventually the fridge will be fixed ( just needs door fixing properly to make it air tight). So overall I think it's good points outweigh the bad points and I would go back.

I have rated comfort and equipment as average only because of the lack of a washing machine and drying facilities. I knew there was no washing machine when booking, but was disappointed that there was no where to dry clothes that I hand washed or wet suits etc from the beach. A washing line would have been useful.Comfort and space were great, plenty of space and we had a lovely holiday with the children.
