Absolutely amazing, had the best time. This was booked for a big family get together with lots of small children, we were looking for something cheap and cheerful where the basics such as cleanliness and comfort was the main priority. This was all covered. We didn't need to be to concerned with the little ones running around. There was a few things that need to be improved but nothing that ruined our experience. We will definitely be booking again for family get togethers.

This property served its purpose for a family get together celebration weekend. It is a 'no frills' property in a good location to explore Blackpool and set on the front with great sea views.The rooms are all ensuite and clean although some fixtures and fittings do need attention. Beds clean and comfortable.The dining room is great, the reception rooms are adequate but need a little attention especially some of the conservatory furniture. There is access to some very unpleasant 'dumping rooms' which does detract from the property and there is no waste recycling availableThe kitchen is a galley kitchen and on the whole good, however some cupboards need a clean out and the crockery and glassware sorting. One of the fridges is out o action and the door off. The kitchen obviously has the original pots etc of a hotel so there is a lot of unwanted, unnecessary ware. There is a shortage of essentials such as glasses and mugs and cooking utensils. It just needs a good sort out as I suspect there has been many breakages over time due to stag and hen party groups and items not replaced. I do think it is important to sort these issues and then hopefully any visitors will show more respect. The property served us well, as a family ranging in age from 18mnths to 93 years. The hot tub and sauna were great but the pool table equipment and games room furniture needed attention. Again this is due to visitor mis-use. We left several things in a better condition than we found it, Having said all that , we felt it was excellent value for money, the owner and housekeeper easily contactable and very helpful and friendly. Parking at the property for 4 cars (5 small cars) with free parking on adjacent streets was a bonus.. Directions and access to the property was very straight forward. Access to the promenade and beach, and regular trams down to the attractions were excellent. We had a lovely afternoon tea (birthday celebration) in the Tower ballroom and the nearby Gynn pub and restaurant, which we pre booked, did us an excellent family meal for 23.
