When we went to reception at Kelsall we informed them we were staying at the lodge and the reception replied “good luck”. We should have known then that the venue was not to be as expected and they knew of issue with the lodge. On entrance the lodge smelt fusty. The main room only had seating for 4 people, 2 2 man sofas meaning our group could not sit all in the room at the same time. The kitchen was inadequate for 6 also not enough mugs or glasses the kitchen oven was unclean and no room for the bin which blocked the back door. The knobs on the extractor fan were all broken so you did not know what you was using. Towels were in each room these were old faded and like drying with sand paper. The top bedroom had 1 massive crack across the ceiling were you sleep and a massive hole on the other wall. The bath tap dropped all night. The bathroom door not only did not have a lock on also would not close meaning you had to put something to hold the door shut. The outside seating had 1 plastic chair round an unsafe round table and items from the previous people was left behind in the twin bedroom. In all a very unhappy and disappointing venue. I have emailed Sykes regarding this problem and had no reply will not be using Sykes again.

On arrival we were told that there was a slight odor to the property but to open the windows and it will go. This was so very wrong. The smell of leaking fuel was unbearable! There was an active oil leak somewhere on the heating system and two of the guys had painful headaches after the first night from the smell. It turned out the owner was aware of this leak and was happy to allow people to stay overnight anyway, regardless of the risk of fire hazard and obvious risk to human health and life. The leak was fixed lunchtime on the 2nd day. But still it was awful and understandably no one wanted to stay there. On the second night we were offered use of a caravan across the road but it was only 2 bedroom. We took this opportunity but couldn't all stay. At 10pm we realised there was no running water to the caravan which meant no shower or toilet could be used. On the Sunday I went to speak with the owner (Phil) to discuss the issues we had experienced. Phil was instantly angry. I explained about some of the party experiencing headaches, he said he didn't believe them and they were lying. He said we simply needed to close the kitchen door, very inaccurate and untrue as it was unbearable! He said we were idiots if we needed to be told to close the kitchen internal door! I explained about the issues with water in the caravan and he wasn't prepared to accept that it wasn't right and it was an easy fix. At 10pm we weren't going to start running round searching for a tap! It was down to him to ensure the accommodation was fit for purpose. He then exploded, started shouting refusing to listen and stormed off slamming a door, with all his staff bearing witness!! It was absolutely disgusting behavior and unbelievable that he treats customers or anyone in this manner!! I saw Phil again later on and asked for an apology and he refused to be any part of it whilst calling me names about how I speak. WARNING! Do not even consider staying at this property!! On a side note, his team are really lovely and work really hard to ensure things run smoothly, often fixing Phil's furious explosions! It seems this is a frequent act.

The only comment I would make is that there was an extremely strong smell of diesel in the cottage, which we reported and they did look into.
