Langtree is a modern, well-appointed, semi-detached property enjoying awe-inspiring views towards the estuary at Arnside, in the picturesque region of South Cumbria. To the front, just off from the entrance hall is the games room with dual aspect windows benefiting from fantastic views down towards the estuary and plenty to keep the kids entertained for an hour or two. Climb a set of steps onto the upper ground floor and find the spacious lounge, again taking advantage of the views with floor to ceiling windows set on an angle.
Here you can gather around the woodburning stove set in the alcove of the room and enjoy a quiet read or a social chat with friends. This then leads round to the dining area, forming an open-plan layout, where you can catch up on your day over a steaming hot meal prepared in the well-equipped kitchen next door. Patio doors open out onto the garden outside, which you can throw open on a warm summer's day and let a breeze through. The kitchen has been fitted to a quality standard, with granite worktops, Velux windows, spotlights lining the floor and a beautiful outlook into the garden as you do the washing up after dinner.
There is also a handy utility with washer / dryer, and a shower room on this floor for your convenience. Upstairs is a master bedroom with an en-suite bathroom and another set of windows at an angle, so you can wake up, enjoy your morning cup of tea and start the day fresh with a superb outlook across rolling countryside in the distance. There is a family bathroom with a shower over the bath and three other bedrooms comprising of a double, twin and a day bed on the first level. Step out into the sunny garden to the rear of the property, which enjoys an elevated position and far-reaching views.

Stroll down to the village to find a plethora of shops, galleries, cafes and pubs – something for all the family. The village park and play area are just a 5-minute walk away. From the front door, you can walk into the village and along the beach, explore Arnside Knott and venture into the surrounding fells, woodland and wildlife-filled countryside enveloping the area. Arnside is situated on the southernmost tip of the Lake District, a former fishing port retaining many of the features from its past. To the south of the village are the 15th century Pele Towers, which were constructed to defend against the marauding Scots. Within easy touring distance are the Lake District and Lune Valley, the Yorkshire Dales and the Forest of Bowland.

The house was very clean, beds extremely comfortable in fact I would say the house was spacious and exceptional and obviously the modernisation of the property had been carried out to a very high standard. The house was located in a quiet location, but within easy reach of a small supermarket by foot or by car to the village of Arnside with some nice shops and pubs.

The location is excellent - short walk to Arnside front, pub, cafes, station, etc. Bonuses also were the local well stocked shop and playground for the little ones. The house was clean, comfortable and spacious and the kitchen had everything we needed. Great patio and garden space. Would highly recommend this property for a great family holiday.
