This beautifully spacious barn conversion is set in an enviable location surrounded by open countryside in the pretty Lancashire village of Lathom. Boasting underfloor heating to the ground floor, a private hot tub and shared use of an indoor swimming pool, it makes the most perfect luxury base for couples, small groups and family breaks away. With views reaching as far as the Lake District, Pennines, and Welsh Mountains the rural countryside location feels miles from anywhere, however the location is far from remote being just two miles from Ormskirk and one mile from Westhead village. A traditional food serving pub can be reached in around a 15-minute walk, and ample walking and cycling in the surrounding stunning countryside is available direct from the front door.
The ancient market town of Ormskirk provides a good selection of shops, restaurants and bars to accommodate most tastes. It’s also home to a train station which offers a direct service to the bright lights and city centre of cosmopolitan Liverpool in just over half an hour. The bustling town of Burscough is also just 4 miles away and has excellent amenities including Burscough Wharf which is a vibrant selection of arts, crafts, food, and drink all under one roof. The Victorian seaside town of Southport with its long, sandy beach and funfair can be reached in around half an hour as can Crosby Beach which together with the ‘Another Place’, sculptures by internationally acclaimed artist, Antony Gormley has a 22-mile coastal path to explore. Further afield, the city of Manchester and the Trafford Centre can be reached in under an hour drive or the Lake District National Park in just over an hour.

Nice house in a good location with the benefit of a hot tub. Generally good, but multiple small issues that could easily be rectified to increase the star rating. These issues have been bought up by previous customers. A little tired in places, lack of cleaning equipment and supplies, no extra towels for swimming or hot tub and kitchen equipment basic and worn. If the owners would address these issues it could be a perfect little get away.

The property itself is well designed, with a spacious open plan layout and thoughtfully arranged bedrooms and bathrooms. The hot tub and access to the pool were particularly appreciated, and the underfloor heating throughout the ground floor was both effective and easy to use, contributing to a comfortable environment. The kitchen was well equipped with ample crockery and cutlery, and the provision of towels, bed linen, and bathroom amenities was generous.The neighbouring farm may be an enjoyable feature for families with children, as it offers views of sheep, lambs, and chickens going about their day.However, there were some shortcomings. The availability of cleaning supplies was limited, with only a small amount of washing up liquid, one kitchen tea towel, and no surface cleaning products. The vacuum cleaner had very little suction, and there were no basic cleaning tools such as a brush and shovel, which made it difficult to maintain cleanliness during our three night stay. We also noticed cobwebs in some areas. In addition, some of the doors and flooring were prone to creaking, which was noticeable during our stay.There were also issues with the bathroom facilities. The drains did not function well, and ventilation in the ground floor bathroom was inadequate, as there was no extractor fan (or was faulty)The heating and hot water system, which operates via a heat pump, was somewhat inconsistent. At times the water was cold for extended periods, while at other times it was excessively hot, making it difficult to regulate.Communication was another aspect that could be improved. All correspondence was handled through an intermediary, and we were not provided with direct contact details for the owners, despite them living next door. We were asked to provide an arrival time, which led us to expect a brief welcome or introduction, but instead we were given access codes only. A more personal approach would have enhanced the overall experience.Additionally, there was no clothes dryer available, which proved inconvenient, particularly given the rainy weather during our stay. The internet connection was also poor at times, likely due to it being shared with the neighbouring property.In summary, this is a well-appointed property with appealing features, but improvements in cleanliness, maintenance, bathroom facilities, amenities, connectivity, and guest communication would significantly elevate the standard of the stay.
