Located in the grounds of the owners’ beautiful 18th-century Queen Anne manor house, this comfortable holiday cottage is a perfect property to enjoy the Garden of England. Quiet and peaceful, yet close to nearby Kentish villages such as Hamstreet, Appledore and Tenterden. Also perfect for walkers, as the Royal Military Canal, and the Saxon Shore walk pass by close to the cottage. The sea can be reached by car in 15 minutes. The lovely historic Cinque Port town of Rye is a short drive away going westwards, as are two of the most famous gardens in England, Sissinghurst Castle and Great Dixter. In the other direction, Ashford provides excellent shopping, for example at the Designer Outlet, and lies en route to Canterbury, with its magnificent cathedral (40 minutes’ drive), and Whitstable, a buzzing seaside town famous for its restaurants and oysters (40 minutes). The Oast has a charming circular sitting room and large country style kitchen which leads to the south facing garden which is a real sun trap. The owners welcome guests with a dog, and the garden is fully enclosed. Upstairs are three bedrooms, the master bedroom being in the circular oast. All rooms have bedroom furniture and lovely views of the surrounding countryside. There are a number of local pubs serving food, including the Woolpack Inn at Warehorne, which is a ten minute walk up Church Road (or a one minute drive).

The positives. A beautiful location. The garden, surrounded by mature trees is really lovely. Hamstreet is a very short drive or a 20 minute walk if preferred. It has a small Morrisons, a nice cafe, a chip shop, an Indian restaurant/takeaway and a pub. There is actually a further pub a 10 minute walk down Church Rd that serves excellent meals. The owner is a pleasant, helpful man who I believe has only recently taken on the property and is easily contactable. There is a large and spacious fridge freezer. Comfortable beds are in all the rooms. It is easy to park close by the property. There are plenty of family games and books.The negatives. Not very well cleaned. The cooker is very old, tired, greasy and grubby. There is little spare cupboard space in the kitchen for groceries. The washing machine is very temperamental and takes endless fiddling to get it to work. The smart TV loses its internet connection and needs reconnecting on almost a daily basis. It’s an old set and does not support Apple TV. There were 6 light bulbs out when we arrived including both those in the cooker canopy (all were provided on request). The outside security light flickers and flashes all night. There is a wasps nest in the masonry under the rear window sill of the top floor bedroom that meant we could not have that window open during hot weather days during our stay. The owner says the nest will be removed, but not until November. The bedrooms on the first floor got uncomfortably warm and required use of fans, even on nights when the weather was cooler. There were virtually no cleaning products on arrival. It would have been nice if some bread and milk or some such had been provided as a complimentary gesture. They weren’t.As mentioned, the owner says he has only had the property a few months and he is set to make some improvements later in the year. I couldn’t really recommend it as it is at present but if the issues are addressed it would be a good place to stay.

A lovely cottage with a lot of character. Pub within walking distance, shops nearby in Hamstreet. Easy driving access to lots of touristy places. A few bits lacking in the kitchen, we ended up buying our own wooden spoons and oven gloves. We had asked for the beds in the round bedroom to be separated, which wasn't done prior to our arrival. We had to wait for the owner to this, and when it was done, we discovered it wasn't as clean as we'd have liked behind the beds. The owners were very helpful and friendly, sorting out issues quickly, including helping us to start the car when our battery died!
