This property boasts an outstanding location with breathtaking views of Fistral Beach, making it a favourite for guests seeking easy beach access and scenic surroundings. Many reviewers praise the apartment’s cleanliness, comfort, and well-equipped nature, with thoughtful touches such as welcome packs often mentioned. While some furnishings and décor are described as tired or dated, and minor maintenance issues have been noted, these do not detract from the overall positive experience. The property is especially appreciated by those with mobility needs due to its ground floor access and parking convenience.
Most guests found the property clean and comfortable, though a few mentioned issues such as dirty carpets, mould, and the need for curtain replacement. Overall, cleanliness is generally good but with occasional lapses.
The location is universally praised for its proximity to the beach, stunning views, and easy access to local attractions. A few noted the walk into town is hilly, but this did not significantly impact their enjoyment.
Guests frequently mention comfortable beds and a cosy atmosphere. Some noted issues with an old mattress, small TV, and minor maintenance in the bathroom, but overall comfort remains high.
The apartment is well-equipped with kitchen essentials, board games, and beach equipment. Some guests noted missing or faulty items (e.g., freezer, patio chairs, TV size), and a few maintenance issues, but most found the facilities met their needs.
Many reviewers appreciated thoughtful touches such as welcome packs with tea, coffee, milk, and biscuits, as well as useful information booklets. Please note, these gifts are not guaranteed for every stay.

Recent changes to the apartment have made a noticeable difference, especially the bathroom. The only negative comments are nit picking but the tiny TV was hard to watch and had to be moved across the room to view. A TV users guide would be useful. Older visitors would appreciate a simple, cheap, charity shop second hand clock fixed to a wall to see the time! The bathroom is much better, especially the floor, but there is no where to plug in electric razors and to recharge electric toothbrushes. Most importantly, older folks like me cannot climb over the bath side to shower so it needs a decent size handrail to use for a bath or shower. An anti slip mat in the bath would be nice. Having said that, it is a ground floor apartment with views to the cliff front just a few metres away, across a single road. Car parking is close so easy to load and unload. Yes, the kitchen window can be overlooked by building visitors and the nearby road and some of these guests seem to prefer walking along the narrow paved walkway outside the apartment windows rather than using their apartment doors. Despite the signs, dog users did not, as usual, follow the rules. But we are already planning a return stay for 2027. For me, with chronic health issues, it is almost perfect with sea and beach views through the front patio doors so that, when unwell and unable to go out, we could slide back the patio doors and hear, see and smell the seaside. Wonderful! Fix the TV so that I can see it, fix bathroom hand rails so that I can use the shower, add a clock and bathroom shaver socket and the score is 98%. See you in 2027.

The location of this flat is amazing with stunning view (including a sunset outcrop the left!) and steps down to the beach only minutes away. The flat itself must have had flooring and carpet replaced since some other reviews as it all looked brand new. It is well equipped (but you need to bring own tea towels!) and it’s very clean. The kitchen & bathroom seem to be newly fitted too, and there is a clothes maiden for drying wetsuits. (I think the washing machine may need rebalancing, it has quite a shake on it). The only two downsides are that the main double bed is uncomfortable. It’s extremely old and soft and despite having an added topper, really needs replacing. Secondly, the level of privacy you get is completely dependent on your neighbour’s interpretation of “being considerate to others”. We have stayed in flat 2 before and had no problem but unfortunately this time the people in flat 3 had a huge family/friends gathering in Newquay and used their flat as a gathering point morning and night. Unfortunately, instead of using the front door which would have avoided this whole scenario, there was a constant stream of visitors just a couple of feet away from us even when sat in bed having an early cuppa or in the evening in our open doorway, some having a good old nosey in. Whilst we appreciate every flat can share the space in the front, they could have got to it in a more considerate way and appreciated that what might be a quick trip for one of them, when you’ve got a party of 16 doing exactly the same thing twice a day it can be a bit intrusive!
