A delightfully located spacious house with direct water access just outside Padstow. Great for walks, kayaking and cosy nights in.

The Boathouse at Little Petherick is a characterful period, detached house in a beautiful creek-side setting upriver from Padstow. This spacious property, with its attractive slate-hung frontage, has direct access to the water from the garden and is perfect for those who want to bring along kayaks or paddleboards to explore the waterways. Designed in such a way that most rooms face to the front and enjoy pretty views across the creek. There are good local walks along The Saints’ Way footpath which passes right by and easy driving access to the fantastic north coast sandy beaches.

All rooms have lovely creek views and natural light floods in the many windows. The oil-fired Aga provides a warming, cosy atmosphere and with the addition of a wood-burning stove in the snug living area, you'll feel very at home here.

Size: Sleeps 8 in 4 bedrooms.

Beds: 2 x Double (4'6"), 1x Twin (3'), 1 x Bunks (2'6") suitable for children.

Rooms: Ground floor living/dining room, kitchen and shower room. All bedrooms and two bathrooms on first floor with creek views.

Kitchen and utilities: Oil-fired Aga, electric oven, Smeg fridge, freezer in larder, dishwasher. Breakfast table. Washing machine in ground floor shower room.

Entertainment: Large Smart TV.

For families: High chair and travel cot provided.

Outside: Front terrace with seating and barbecue and creek views. Opposite the house is a spacious, enclosed, lawned garden providing direct gated access to the creek and ideal for kayaking and paddleboarding (subject to tides).

Parking: Private parking provided for up to two cars. EV charging three-pin charging point available at £30 per car. 

General: Free WiFi provided. Central heating. Bed linen and towels provided.

Pets: 2 well-behaved pets welcome - please note you will need to pay an additional pet fee and you must not allow dogs on furniture, upstairs or leave them unattended in the property.

Accessibility: Property set over two floors with two staircases one of which has a split landing. Cottage style stairs may not be suited to people of limited mobility.

Important notes: No smoking. If bringing kayaks or paddleboards please ensure you provide your own secure locks. Young children must be supervised in the garden due to the proximity of the creek.
