Rock Hill is a spacious, bright, and cheerful self-catering holiday bungalow, tucked away in a peaceful location in Rock, enjoying picturesque views of the Camel Estuary. This homely and well-appointed property welcomes up to seven guests, making it a wonderful abode for families and friends. With its large, south-facing garden, with mature boundaries and a secondary grassed area, for useful boat storage or additional parking, there’s plenty of outdoor space to take advantage of at Rock Hill. Well-located, a short walk will also bring you to the village shops and the popular Dining Room restaurant, plus much more. All three bedrooms benefit from en-suites, so the property is ideal for couples to share or two small families, comprising of twin, zip/link beds, a super-king-size, and an additional single bed for flexibility. Rock Hill has a light kitchen/breakfast room with country style table and chairs, and a dining room which flows through to the living room, where glass doors and windows make the most of the really pretty views. A convenient storeroom has an area for drying wetsuits or coats after a day on the water or in the sea, and there is also a study, utility room and a good-sized garage for convenience. Golfers or walkers will appreciate the proximity to the St Enodoc Golf Course with its stunning scenery and the glorious back drop of the Camel Estuary on the North Cornwall coast. There are footpaths running directly from the house leading you away from the calm waters of the estuary to the surfing centre of Polzeath Beach. Couples can enjoy a romantic water taxi ride back home from the twinkling lights of Padstow after an evening of fine dining at one of the charming harbour side restaurants. A passenger ferry also runs to and from the town, regularly in daylight hours from the slipway or lower beach depending on the tides, easing your tour across the region. Rock is a desirable and much sought after coastal village located on the north eastern bank of the River Camel opposite the famous harbour town of Padstow which is easily reached by a regular ferry service. The summer home of royalty and celebrities offering top class restaurants and quality shops, the real draw is the array of watersports including sailing, water skiing, windsurfing and angling. Continuing on a sporting theme, the golf course at nearby St Enodoc is considered to be one of the best in the country. With an abundance of world class beaches all within a short radius it is easy to see why Rock holds its popularity.

The rear and side bathrooms could do with a bit of TLC as the showers are not very clean around the base tracks / tiles and the ceilings have patches of mould which detracts from the general condition of the property.
