There's a large kitchen/dining room which seats 12 people at the table and 5 at the breakfast bar plus a separate bar/lounge/games room with pool and table tennis tables, smart TV, Xbox and woodburner. There's also a sun terrace/BBQ area with beautiful far-reaching views, private lawned garden and paddock play area with trampoline, basket swing, football goal and firepit. Quiet location, only 5 mins to Tunnels Beaches and South West Coast path and 10 mins walk to Ilfracombe seafront.
A spacious, yet cosy Georgian Farmhouse (not suitable for under 3s) with far-reaching views and lots of original features, set in nearly 2 acres of grounds, in a quiet area of Ilfracombe but close enough to easily walk into town and only 5 minutes walk to Tunnels Beaches and the South West Coast Path.
Set in a valley along the rugged North Devon coast, Ilfracombe is a quaint North Devon seaside town, with a beautiful harbour, town beaches and easy access to the South West Coast path. There are lots of independent shops, cafes and eateries and a growing art scene due to Damien Hirst's Verity, the striking, controversial statue dominating the seaward entrance to the harbour.
Ilfracombe is well-placed to access Blue Flag award-winning beaches at Woolacombe, Croyde and Saunton Sands, as well as being only a 15 minute drive to the edge of the Exmoor National Park. North Devon offers a water sport paradise, with the local break classed as a World Surfing Reserve and on flat days, there are great spots for kayaking and paddle-boarding both in Ilfracombe and nearby Combe Martin.
There are 8 bedrooms at the property comprising of 1 Triple room, 3 Kingsize rooms, 2 doubles and 2 twins, all with en-suite shower rooms barring one twin room with a private bathroom across the hallway. A large kitchen/dining room offers the perfect space to hang out whilst preparing and eating meals and there's a generous sized bar/lounge/games room for chilling out, movie nights or the space can easily be used as a dance floor if the mood takes you! There's space for 17 to be seated outside at 4 separate tables on the sheltered sun terrace, which makes a lovely spot for drinks, BBQs and outdoor dining.
The driveway takes you down through the upper and lower car parks to a private sloping lawned garden and paddock area with a fire pit, outdoor seating and a children's play area with a trampoline, basket swing and football goal. The lawned garden and paddock/play area are exclusively for your use. In addition, there is on-site parking for 8 cars.
,Guests have exclusive use of the house, lawned garden and paddock/children’s play area. Please note some of the large 2 acre site has shared access with the owner's properties and scuba diving training company (open May to mid October) and the property is priced to reflect this.
Most diving activities take place off-site, but you may see small numbers of customers walking down the drive/car parks to access the dive centre and training pool (gated and only insured for diving training). There is also a diving customer toilet located at the end of the sun terrace, which has its own entrance and is completely separate from the main house. You will also sometimes see diving staff loading and unloading equipment from the trailer stored at the top of the drive and moving a vehicle on-site.
Please also note that there is pedestrian access across the sun terrace to the owner’s apartment (completely separate from but attached to the end of the main house with its own separate entrance) and the owner’s cottage.
This property isn't suitable for children aged under 3. We are dog friendly, but we have slow closing fire doors that you would need to be aware of and for safety it is best to walk dogs on leads down the driveway to the lawned garden/paddock where they are free to run around!
