Quiet location, only 5 mins to South West Coast path and 10 mins walk to Ilfracombe seafront. There's a sun terrace/BBQ area with beautiful views, private lawned garden and play area. A large kitchen/dining room seats 12 people at the table and 4 at the breakfast bar plus a separate bar/lounge/games room with a smart TV, Xbox, woodburner and pool/table tennis tables.

A spacious, yet cosy Georgian Farmhouse (not suitable for under 5s, large plot is shared with 2 other leisure businesses, dog-friendly but lead walk down the drive to private, large enclosed guest garden) with far-reaching views and lots of original features, set in nearly 2 acres of grounds, in a quiet area of Ilfracombe but close enough to easily walk into town and only 5 minutes walk to Tunnels Beaches and the South West Coast Path.

Set in a valley along the rugged North Devon coast, Ilfracombe is a quaint North Devon seaside town, with a beautiful harbour, town beaches and easy access to the South West Coast path. There are lots of independent shops, cafes and eateries and a growing art scene due to Damien Hirst's Verity, the striking, controversial statue dominating the seaward entrance to the harbour.

Ilfracombe is well-placed to access Blue Flag award-winning beaches at Woolacombe, Croyde and Saunton Sands, as well as being only a 15 minute drive to the edge of the Exmoor National Park. North Devon offers a water sport paradise, with the local break classed as a World Surfing Reserve and on flatter days, there are great spots for kayaking and paddle-boarding both in Ilfracombe and nearby Combe Martin.

There are 8 bedrooms at the property comprising of 4 Kingsize rooms, 2 doubles and 2 twins, all with en-suite shower rooms barring one twin room with a private bathroom across the hallway. A large kitchen/dining room offers the perfect space to hang out whilst preparing and eating meals and there's a generous sized bar/lounge/games room for chilling out, movie nights or the space can easily be used as a dance floor if the mood takes you! There's space for 16 to be seated outside at 4 separate tables on the sheltered sun terrace, which makes a lovely spot for drinks, BBQs and outdoor dining.

The driveway takes you down through the upper and lower car parks to a private sloping lawned garden and paddock area with a fire pit, outdoor seating and a children's play area with a trampoline, basket swing and football goal. The lawned garden and paddock/play area are exclusively for your use. In addition, there is on-site parking for 8 cars.

You will have exclusive use of the house, lawned garden and paddock/children's play area, but please note there is pedestrian access across the sun terrace to the detached owner's cottage plus owner's/staff apartment and staff/customer toilet which are attached to the end of the main house with their own separate entrances.

The nearly 2 acre site is shared with 2 other leisure businesses and there is pedestrian access down the driveway and through the upper and lower car parks to a scuba diving centre and e-bike hire, which are located in the grounds of the property and activities can be booked during your stay. Diving is available mid March to mid October and e-bike hire is year-round. Customers will be using the driveway on foot to access these businesses and crossing the sun terrace to access the toilet attached to the end of the main house, with its own separate entrance. There will sometimes be a dive vehicle moving up and down the drive loading and unloading gear from the diving trailer which is parked in the upper car park.

This property isn't suitable for children aged under 5 due to risk of injury from slow-closing fire doors, sash windows in 1st and 2nd floor bedrooms with 10cm gap when open (can be unlocked to open wider by an adult), old fashioned thin glass in some doors and windows, which we are required to use due to local planning restrictions and the site slopes steeply down the garden to the play area, so difficult for little legs.
