    We booked Holly Lodge in October for a 27th December stay, specifically choosing it because of the hot tub. We were informed only the day before arrival that the hot tub had been drained for winter shutdown. At that point, we were offered no alternative solution and no refund, despite this being a key feature of the property and a major factor in our booking.In our view, the booking should not have been accepted back in October if the site was in the process of closing down and facilities were being withdrawn in December. Responsibility appeared to be shifted towards *removed by Feefo* but as guests, we booked the property in good faith and expected all advertised amenities to be available.There were also concerns regarding cleanliness and general maintenance, including cobwebs, dead insects behind blinds, blackout curtains wearing thin, and the condition of the decking area. While explanations were given about seasonal factors and the woodland location, this did not reflect the standard we expected. Photos to prove it!A 20% refund was eventually issued as a full and final settlement after we raised numerous complaints, but this did not adequately compensate for the disappointment of missing a key facility during what was meant to be a special festive break and was advised to take it up with ABTA - which we are doing!Overall, clearer communication, accountability, and better preparation would significantly improve the guest experience.

    Lovely lodge ideally positioned to explore surrounding areas. Perfect for 2 adults and made good use of the hot tub. Lodge is well equipped with everything you need for a self catering holiday. Highly recommend the farm restaurant at end of site for a Sunday Roast, was absolutely delicious and incredibly generous portions.

    Lovely quiet location on a well looked after site. Well equipped kitchen, comfy beds and spacious bathrooms. On the website it says it has a sauna and a hot tub but the sauna is being used as a storage shed so not able to use. However the hot tub was lovely. Overall we had a lovely week and would recommend to others
