Inside The Seed Store you are in for a real treat. The former seed store has been brought back to life using traditional materials, including hemp and lime insulation, lime plaster and original brick flooring, and now offers an extremely light and contemporary living space. A particularly pleasing feature of the property is the sitting room, which enjoys far-reaching panoramic views across open fields, through bespoke curved glass windows and double doors. The open plan sitting room features some iconic furniture and lighting designs from which all the other rooms, including the bedroom, kitchen/dining room, bathroom/shower room are accessed.

The pretty market town of Framlingham can be easily reached by car in under 15 minutes, and local pubs of the Badingham White Horse or Dennington Queen offer delicious meals and drinks. The Suffolk coast is only a 20 minute drive away, and the nearest village of Peasenhall has a charming village shop, delicatessen, butchers and tea room.

Oak flooring, corner sofa, Eames reclining armchair and Saarinen marble coffee tables. Exposed red brick wall, rough wooden cladding and painted exposed steel.

KITCHEN/BREAKFAST ROOM

Dual aspect room offering views over the six acre grounds. Handmade contemporary kitchen with Smeg appliances, Nespresso Coffee Machine and stone surfaces. Original brick flooring and exposed beams. Original marble topped Saarinen dining table with Aarne Jacobsen series seven chairs.

BATHROOM

Freestanding roll top bath and large walk-in shower cubicle. Low level W.C, basin and tiled flooring.

BEDROOM 1

Dual aspect room offering views over the grounds. King sized bed with side tables and lamps. Free standing wardrobe and dressing table. Oak floor, original exposed beams and brickwork. Lighting by Louis Poulsen.

OUTSIDE

The property is approached over a shared drive with two other holiday cottages. The drive leads to private parking for two cars next to The Seed Store. The property offers a south facing fully paved sun terrace with garden furniture including outside table and chairs. The sun terrace enjoys stunning views over the adjoining meadows, which feature a range of native hedging and trees. Guests will also have access to these fields along with the other two cottages.

Peasenhall enjoys a range of countryside walks for guests to explore, with wonderful views and abundant wildlife, and afterwards why not rest in one of the local cafes and enjoy a cup of tea and homemade cake? Try out local produce in the village’s independent shops settled within a picturesque town centre and stock up on essentials at the local convenience store. If you love the seaside, then you do not have far to travel to reach Aldeburgh, a fantastic seaside town with many eateries, coastal walks at the Snape path and Haven Nature Reserve and of course a stunning pebble beach. Framlingham offers a spectacular castle where you can picnic in the grounds with your significant other. Make a romantic getaway to remember with a stay at The Seed Store.

Sitting amid Suffolk’s gentle rolling countryside is the picturesque village of Peasenhall, bursting with pretty period houses and quaint cottages and proudly boasting quality local amenities, including a delicatessen with its own smokehouse, an excellent family butcher selling local farm produce, a village store with a post office, an interesting curio shop, tea rooms, and a public house serving fresh local produce. Within Peasenhall village you can enjoy several footpaths that lead you over open fields where you can enjoy the glorious surrounding Suffolk countryside. The nearby beautiful Suffolk Heritage Coast is just a short drive or cycle ride from Peasenhall village, where you can explore Suffolk’s coastal delights at Aldeburgh, Walberswick, rspb Minsmere, Dunwich and Southwold. Other local attractions include Framlingham Castle, Helingham Gardens, Sutton Hoo, Snape Maltings, Orford Castle and several antique centres all awaiting your exploration.

    To reiterate probably previous comments, sadly lacking cupboard space to place food in the kitchen, oven switches get extremely hot whilst in use, so would be wary of young children going near it. Large mirror in the bedroom, as hairdryer provided but nothing to look into. Other than would highly recommend.

    5 miles outside the village, and the road (A1120) is quite busy with no footpaths so it would not be advisable to walk into village especially at night. Photos give impression that cottage stands in the middle of a field, whereas the back wall it is only about 12 feet from the road, so it really is quite noisy especially in morning and evening rush hours. Website says dog and toddler friendly, whereas the 3 rail fence has not mesh on it and there is an opening for a gate but no gate, so had to keep dog tethered up! Front wall all glass, no blinds or curtains, so like a goldfish bowl. Good large shower but could do with a non-slip mat, a shelf for shampoo etc, and a grabrail. Nice hedged footpaths around the fields opposite are very handy for dog-walking. TV too small for size of Lounge. Overall comfortable and a good base for touring the area (Southwold, Framlingham, Saxmundham etc). From the Visitors books, going back to 2020, the owners would appear to have not taken on board most of the written criticisms, several of which are repetitive.
