Guests say

Brook House is a well-equipped, comfortable cottage with tasteful decorations and art, providing a cosy atmosphere for guests. The property offers spacious bedrooms, a well-stocked kitchen, and pleasant outdoor seating. Guests have enjoyed the local pub and shop, and the property's location allows for enjoyable walks. While some guests mentioned issues with cleanliness and maintenance, these were balanced by positive experiences and the thoughtful touches appreciated by many.

Guests have had mixed experiences with cleanliness. Some found the property to be filthy with leftover items from previous guests, while others mentioned clean towels and linen. The floors were noted as dirty by one guest, but this seems to be an isolated incident rather than a consistent problem.

There is not enough information to accurately score the location as the reviews do not provide specific details about the surrounding area or its accessibility to local attractions.

The majority of guests found the house comfortable, with special mentions of the beds and bedding. However, some guests noted a lack of seating in the lounges and discomfort in the television room, slightly affecting the overall comfort score.

Facilities were generally appreciated, especially the well-equipped kitchen. However, there were several mentions of maintenance issues such as a broken boiler, leaky shower, and a malfunctioning toaster. The absence of a table tennis table, as expected by one guest, also suggests some discrepancies in the facilities offered.

Guests frequently mentioned the thoughtful touches that made their stay enjoyable, such as the welcome pack and the provision of games. While such gifts are appreciated, they are not guaranteed and may vary with each stay.

The beautiful market town of Framlingham is mentioned in the Domesday Book (1086) and has been known since Anglo Saxon times, when it consisted of several manors which William the Conqueror (1066-1087) presented to Roger Bigod. The town is of particular interest as it has a large castle and mere which was built between 1190 and 1210. The town is surrounded by lovely villages to explore and has two of the oldest working post boxes and one of Britain’s smallest houses, with the footprint measuring 6.1x2.2m! Today, the town offers a number of independent shops, cafes, pubs and restaurants and it is also home to Framlingham Summer Arts Festival.

There are various levels (steps) within the home which you have to be aware of. The house is very well appointed - all the kitchen equipment you could possibly want. And there are books & games in the snug. The beds were very comfortable & the lining was crisp & clean. The 2 bathrooms are large & the towels are big & soft There are some damp patches & peeling paint in the downstairs bathroom. Looks like a leek from the upstairs bathroom. There is a small property out the back (which wasn't occupied) but appears to be accessed via the main houses gate!

The kitchen was well equipped and had everything we needed. The welcome pack was an unexpected surprise. We thoroughly enjoyed our stay and wish we had booked for longer.
