This is a unique property with lots of positives and a great deal of potential. The 8 ensuite rooms are all of a good size and meant that everyone in our large group were able to have their own space. The upstairs kitchen and lounge was decorated well and was a good place to come together and relax. The downstairs bar area and outside courtyards are also good features with plenty of space. We didn't use the hot tub but it looked clean and well-kept. As the property is adjacent to the pub, it can be quite loud in some of the rooms in the evening. This wasn't too much of a problem for us as the music stopped around 11 but it would be something to consider if you have small children.The communication with the property wasn't great and we we didn't receive the code for the front door by the allocated check-in time. I tried the number on the booking information email a couple of times but wasn't able to get hold of anyone, despite leaving a message. Thankfully the staff in the pub were very helpful and helped us to gain access.All the rooms had towels, bedding and a TV. However, some of the rooms hadn't been cleaned very thoroughly when we arrived, particularly the ensuite shower/ bathrooms. The property has a good-sized range oven and a fridge freezer. There are lots of plates and cups but not really enough cooking pots and pans for a large group. Thankfully the pub staff came to our rescue again and were able to loan us what we needed. Thanks guys! There is no dishwasher or washing machine in the property...there is however a nice, reasonably priced laundrette about a 15 minute walk away. The property is located in the 'old town' area of Bridlington, about a 25 minute walk from the town and sea front. There are lots of pubs and a couple of decent cafes close to the property and we had a good time walking around and exploring! It was a good springboard to enable us to explore the wider area.

Amazing property. Very quirky old style pub with the bar features. Bedrooms were spacious and clean… on suite in everyone. Towels in every room. Upstairs kitchen was clean and spacious too. We were lucky to come when brilliant weather too so could enjoy the roof terrace and the undercover outside area. The pub next door had music on til late but that didn’t bother us as we were all up late. The hot tub was clean and ready for use. Definitely would go again!!

The property is part of a pub, over and adjacent to the pub itself. Ground floor consists of the unused part of the pub, which is quirky with original features and even a bar. First floor is all bedrooms, some of which are over the pub with resulting noise, although not too late. The second floor consists of the kitchen which was just adequate, living/dining room which was quite nice, and the final bedroom. Outside, down the fire escape stairs was a pleasant courtyard with hot tub, lovely and hot and clean.The stairs inside were steep, particularly to the second floor which turned a corner and there were no handrails, people with limited mobility would struggle. There was no welcome pack with info about heating wifi etc as advertised, so we had to call the owner who was very pleasant and helped us out. The overall cleanliness of the property was poor, not up to the standard expected, although the bedding/towels were fine (only one tea towel in the kitchen though). The place did not appear to have been cleaned recently, and we had to buy cleaning products/cloths to address the problem. There were marks on the walls particularly on the stairs, and the stair carpets were stained and dirty.The beds were adequate, although some of us found them very lumpy and hard and used extra duvets to soften them. The smoke alarm appeared to be faulty as it kept going off for no reason. Overall I would not reccommend.
