High Trees View is a well-received cottage in Knaresborough, praised for its spaciousness, well-equipped kitchen, and comfortable beds. The lift is a notable feature, aiding those with mobility issues and for transporting luggage. Its location offers easy access to local amenities and scenic walks. Some minor maintenance issues and kitchen equipment improvements are suggested, but overall, guests are highly satisfied and often express a desire to return.
Guests consistently describe the property as clean and well-maintained, with only a few minor comments about wear and tear. The high level of cleanliness contributes significantly to the overall positive experience.
The location is frequently highlighted as quiet and convenient, with easy access to the town, river walks, and local pubs. The scenic surroundings and proximity to attractions like York and Harrogate are appreciated, although one mention of a nearby building site slightly impacts the score.
Comfort is a strong point for this property, with numerous mentions of comfortable beds, spacious rooms, and a cosy lounge area. The lift adds to the comfort by facilitating movement within the house.
The property is generally well-equipped, especially the kitchen, but there are suggestions for additional items and replacements. The presence of an electric car charger is a plus. Some guests noted minor issues with heating and a toilet seat, but these were quickly resolved.
While guests appreciate the welcome gifts such as biscuits, there is not enough information to determine if such gestures are consistent or to what extent they impact the guest experience. Therefore, a score cannot be provided, and it should be noted that such gifts are not guaranteed.

We had a wonderful time at High Trees View over Christmas. We loved the Christmas decorations and everything was very clean, comfortable and cosy. How lovely too, to have a lift to take our luggage up & down! A bonus we've never encountered before. Large fluffy towels, plenty of hot water and great water pressure too - which is often lacking in self catering properties! The large fridge freezer was ideal for all our Christmas food and overall the kitchen was very well equipped, although the large frying pan needs replacing and it would be nice if there were some more gin & champagne glasses.Loved that there were cleaning products and lots of dishwasher tablets provided - however, the dishwasher needed rinse aid but none was available.Minor personal observations:1) It would be worth pointing out to future guests that it's necessary to watch tv channels via the internet as the signal is poor and the remote control wasn't very responsive despite changing the batteries. We were pleased, however, that we were able to use our streaming subscriptions.2) The lighting in the kitchen/dining area is very 'stark/harsh', meaning it's great when you're cooking but provides little ambiance when relaxing over dinner! It would be an improvement if there was an option for a floor lamp in the corner where there was a small Christmas tree.3) Somewhere to hang dressing gowns, whilst using bath or shower, in the main bedroom ensuite.Unfortunately due to the location of the property and my lack of mobility, we didn't take advantage of the surrounding area as much as we might have, during our stay. Choosing the luxurious property for Christmas was terrific but I had failed to check the local terrain and realised I couldn't walk up the very steep hill to the town, which meant we had to use the car when we ventured out ( which we did to York - using the park & ride and to nearby National Trust Beningbrough Hall - which I recommend).Overall we loved High Trees View and it was obvious a lot of thought & effort had been put into the comfort of guests. I would have no hesitation in recommending this lovely property.

Fabulous house and very well located. Very quiet location with an easy walk into the town centre. Lovely walks along the riverside. Beds very comfortable and heating efficient. Excellent for pets. The only downside is the tv reception. Terrestrial Chanels impossible to receive so lucky I brought my laptop and an HDMI cable. We gave up on the tv in the lounge as it was very slow to respond. I put new batteries in the remote control and it improved a little but was still very slow.

We have stayed there 4 times now as a group of 8 friends and have already booked our next trip next November. The house is fantastic, everything you need is there for you. Great local pubs and a short walk into town. Great views from the upper level, comfy beds, powerful showers, and a wonderful master suiteThe owner has a helpful and friendly. I highly recommend this property.
