Fern House is a spacious, modern cottage in a fantastic location for exploring North Yorkshire’s coast and moors. Guests praise its comfortable bedrooms, stylish décor, and proximity to popular destinations like Whitby and Runswick Bay. The property is well-suited for families and groups, offering ample living space and multiple bathrooms. While many found the house clean and well-equipped, some noted issues with cleanliness, parking, and a lack of kitchen basics. Overall, Fern House provides a cosy and convenient base for a memorable seaside holiday.
Several guests found the property clean and tidy, but others reported issues such as superficial cleaning, musty towels, dirty kitchenware, and the need for more attention to detail. Cleanliness appears to be inconsistent, with some improvements needed.
The location is highly praised, with easy access to Whitby, Staithes, Runswick Bay, and other attractions. Guests appreciated the proximity to walks, beaches, and local pubs, making it an ideal base for exploring the area.
Guests consistently mention comfortable beds, spacious rooms, and a homely atmosphere. The property is well-suited for groups and families, with multiple bathrooms and plenty of living space, though a few noted the house was cold on arrival.
The cottage offers good facilities, including several bathrooms and a well-equipped kitchen, but some guests found the kitchenware insufficient for larger groups and noted issues with parking, heating controls, and maintenance in outdoor areas.
Some guests expected welcome packs, logs for the fire, or kitchen basics, but these were not provided. While the host communicated well, thoughtful extras are not guaranteed and were occasionally missed.

Lovely cottage, central location to explore North Yorkshire. 4 double bedrooms, kitchen diner, large lounge, downstairs toilet. 4th bedroom in the eaves with en-suite. House needs alittle TLC with windowsills being repainted, garden tidying up and driveway to parking space being cut back. Sadly previous occupants didn’t leave the house in a good state, kitchen crocks, chopping boards, freezer all left dirty, owner kindly got overflowing rubbish removed from the outside bins. We did buy disinfectant and bleach to get rid of the overwhelming smell of the mop in the downstairs toilet.

Fern House is a spacious 4 bedroom property and was an ideal base to explore the area. Very well equipped with most things. Easy to find and on main road. However, there were a few niggles. We found the parking was extremely tight, difficult and would only be useful to small or medium cars. Parking elsewhere was at a distance. This could have been described better as was a concern on arrival. Also back gate unusable and courtyard generally untidy.Towels smelt musty and house needed better clean, most rooms were just superficially clean. We found dirty used plates in cupboard. Overall it was a good stay but disappointing at level of care. No logs for fire as a starter and house was very cold on arrival until worked out heating system.

A great house, in a great location..There were a few niggling problems, however (there always are). We visited for Christmas so the house was cold. We put the radiators up but that didn't seem to work. I eventually googled the thermostat and had to download an app and control the heating that way. I'm not sure how many other visitors would be able to handle the heating system. We always go away for Christmas. This was the first cottage we have stayed in for the festive season where there was absolutely no Christmas decorations. So, coupled with a cold house, it wasn't particularly inviting when we arrived. And we found the electric hob difficult to use, so eg. we gave up on the whistling kettle and went out and bought a plug-in kettle of our own.
