This spacious house occupies twelve bedrooms in a delightful position in the coastal town of Rothesay, on the beautiful Isle of Bute. Set over three floors with a main house and annex, Argyle House is a wonderful base for families and friends to come together for a special occasion or family catch-up, while exploring along the coast of the Firth of Clyde. Beginning in the main house, tasty feasts can be prepared in the kitchen, equipped with several appliances including a large Range cooker, whilst the adjacent living/dining room provides ample seating so everyone can gather during mealtimes. As you look to unwind, venture to the first-floor lounge where you can slump on the sofa and take in those fabulous views across the water towards the ferry from Glasgow․ Also, on this level are two inviting king size bedded rooms and a single bedroom, while the second floor hosts a family room with a double and single bed, one double bedroom and a twin bedroom, providing plenty of sleeping options. In the main house each bedroom includes a TV and en-suite showers, so there will be no queues in the morning. Wander back downstairs through to the utility room, fitted with two washing machines and a tumble dryer for your laundry essentials, before accessing the annex. Straight into the sitting room, here you can enjoy a catch up on your favourite TV shows or access the rear garden, perfect for enjoying a drink on the patio furniture or why not take a dip in the luxurious hot tub? Within the annex there are five bedrooms; the ground-floor occupies a double and a single bedroom serviced by a bathroom, whilst upstairs offers one super king size bedroom with en-suite shower room, one double bedroom and and a charming single bedroom. When you’re ready to explore, the captivating town of Rothesay offers plenty of amenities from convenience stores and independent shops to pubs, bars, and restaurants, not to mention the impressive castle ruins and Mount Stuart House, which is a very popular attraction. To the north of Rothesay, through the small community of Porth Bannatyne, lies Ettrick Bay, Bute’s most accessible beach, which is a haven for able swimmers․ Bute is perfect for cycling and the circuit of the island on our quiet roads is about twenty-one miles with none of the hills being too taxing․ There are plenty of lovely beaches for a seaside stroll. For the more ambitious we have the West Island Way, a marked trail that runs the length of the island. There is sea fishing off the piers if you want to try for mackerel and inland there are lochs to catch rainbow trout and pike․ The Firth of Clyde is a sailing paradise and golf enthusiasts are well catered for in the Isle of Bute․ This quaint island even has its own gin distillery, definitely worth a visit! Exploring the rest of Scotland could not be easier; simply catch a ferry across to Glasgow and make the most of the fabulous attractions and amenities on offer. Rothesay, a beach village, gained popularity as a tourist destination during the Victorian era when many Glaswegians would travel "doon the watter" (down the River Clyde) and across on the ferry to Bute, despite the fact that its castle dated from the 13th Century. There is currently a lot to see and do on this lovely island, which is easily accessible by ferry crossing. You can either take the 35-minute ride from Wemyss Bay or the quicker 5-minute crossing to the island's north from Colintraive. Visit the castle ruins in the town centre, take a beach stroll or a bike ride to take in the breathtaking surroundings, and see the ancient Mount Stuart House and its beautiful gardens. Try one of the three golf courses on the island, or unwind at Scalpsie Bay while taking in the breathtaking vistas of Arran.

Rothesay is coming back to life with lots to see and do. Lots of cuisines to explore and friendly residents. The accommodation was excellent. View from dining room and upstairs lounge was amazing. Games/TV lounge was brilliant and the hot tub was a bonus. The facilities were super and the owners were lovely. Cannot recommend highly enough!

Deceptive from the outside as its massive on the inside! It sits right on the see front & has amazing veiws across to the mainland. We were a party of 20, 12 adults & 8 children (ages from 5 - 17) celebrating a 50th birthday & there was enough room for everyone to have their own space, the teenagers had their own rooms which they loved as they could chill out whenever they wanted. There are 2 lovely big sitting rooms, the kids took ownership of one while the male adults chilled in the other watching football! The real hub of the house though was the massive dining room (the only room big enough to hold all of us at once) and the kitchen. The dining room overlooks the harbour & out to the mainland, it is a fabulous view! The kitchen has everything you could possibly need & there's a massive range cooker more than capable of catering for the 20 of us. Most rooms are ensuite which was a real bonus. Fantastic big garden for the kids & dogs to runaround in complemented by a hot tub sited in a very tasteful gazebo to protect you from the elements although we were very lucky as the sun shone all weekend. The owner was very welcoming, contacting us on day one, to check in with us to make sure we were happy with everything & again after check out which is a lovely touch. The neighbours and the people on the island of Bute were so friendly too, which really helped us all to feel welcome & part of the community for the short time we were there! All in all a lovely house in a lovely location, I would definitely recommend it for a large group.
