About this property

Set in an area with abundant wildlife, this characterful property lies on a 200-acre estate with many outdoor activities available nearby.. The Estate properties are set in a quiet and remote location in an Area of Outstanding Beauty off the famous North Coast 500 road. Down the estate road and through the Estate gate, guests will feel ‘away from it all’ and can explore the Estate’s long coastline on to open sea and Loch Eriboll with views to Ben Hope and Ben Loyal. Although feeling remote and unspoilt, Rispond is well positioned for the amenities of Durness 4 miles away where there is a small supermarket, award-winning coffee shop and chocolatier, pop up food wagons, a hotel/bar, fuel and beautiful white sandy beaches protected by rocks and hills. The nearest sandy beach, Ceannabeinne, is stunningly beautiful and a short stroll from the Estate.

The Fish House is stocked with white bed linen, towels and quality hand soaps, shower gel, shampoo and conditioner. A welcome pack with local produce is provided and Scottish rapeseed oil and pepper/salt are provided for cooking.

The property itself is an historic stone building with views to the hills and a stylish open-plan living room and dining area, with 4 en-suite bedrooms sleeping up to 8 guests. There are leather sofas, Harris Tweed furnishings and wooden floors in the 1st floor living area with log burner. A separate living room on ground floor has a TV and DVD player. A well-equipped kitchen with a large dining table leads off the living area. Two bedrooms on the 2nd floor have a kingsize bed and the other two (on ground floor) each have 2 x 3ft singles that can be linked into a Super King bed on request. All bedrooms have en-suite bathrooms with showers.

Rispond is a tranquil place and a haven for wildlife – deer, otters, eagles and abundant bird life are regularly seen with the occasional Atlantic grey seal popping up in the harbour. As well as walking along the coast and Loch Eriboll with beautiful views of Ben Hope and Ben Loyal, kayaking, sailing, fishing and golf are all available right on the doorstep. Sea and brown trout fishing is available on the Estate (no licence required). It is a short drive to Keodale where guests can take the 10 minute seasonal ferry to Cape Wrath, the most north-westerly point in Great Britain.

The nearest beach, just a short stroll from the house is outstanding and is a perfect crescent of white sand bounded by rocks and hills. Beach 600 yards.

The 3 properties at Rispond (the Cottage, Byre and Fish House) can be booked together to sleep up to 14 guests.. 3 steps to entrance.

    An excellent stay for our family of four at the Fish House on the beautiful Rispond Estate. The house has excellent bedrooms, a well stocked kitchen (including tupperwares for picnics) and a lovely seating area. It backs onto a headland that made for some excellent after dinner walks, and the stone fishing pier is right in front of the house. The welcome pack, including a bottle of bubbles, tea, coffee, eggs, milk and a few local snacks, was also a nice touch. There’s a beach a 5 minute drive away, and the village of Durness isn’t far. Smoo Cave and Balnakiel beach are well worth a visit. The layout of the house, with two bedrooms on the ground floor and two on the top floor (with the kitchen and living area in between), and all rooms en suite, means two families can come on holiday together without queuing for the bathroom. An excellent stay, thank you so much!

    What a marvellous slice of heaven the Rispond Estate and Fish House are, brightened further by the stellar hospitality of our hosts and the astonishingly warm and dry weather that prevailed for the majority of our stay. So much to explore near and far! The peace and seclusion were bliss and the ultimate compliment I can pay is that I felt rested, relaxed and very sad to leave.

    18/10/25-25/10/25 The Fish House, Rispond. Arrived on Saturday to a display of the Northern Lights which heralded the start of a magnificent week in the far North-West. A very relaxing week in this wonderful week equips and immaculate house. Cozy, tranquil and luxurious. The hosts have thought of everything, including a very generous welcome package. Thank you! The quayside at low-tide is a mudlarkers paradise. There are many walks and adventures to be had without going anywhere else. Everyone was very friendly especially David, the local fisherman who supplied us with some magnificent fresh lobsters, landed right outside the front door. Having holidayed around Durnes for over three decades this ranks as one of the best ever weeks in this beautiful area. Cant wait to return. Thank you! Paul, Yvette & Nancy.
