About this property

Capercaillie Cottage truly is something special; this detached home and its bothy are a quintessential Scottish Highland experience, with views over the owners’ 300-acre farmland, towards the distant Sutherland hills and lochans. Pet-friendly, family-friendly and offering an enclosed, one-acre garden with a feature pond and undercover decking with a hot tub makes the perfect holiday location for couples, friends and families wanting to escape the everyday. The property is over 200 years old and is set amongst a working sheep and beef cattle farm, accessed via a track and with off-road parking. Lovingly renovated to keep the best of its original charm including exposed stone, 2-ft-thick walls, and a traditional tin roof, while boasting plenty of contemporary home comforts, such as a dishwasher and deep sofas to sink into after a day of exploring. The open-plan living space features a large woodburning stove and a Freeview TV, ample dining seating for your home-cooked favourites, and a fully-equipped kitchen with handmade units. Up a steep ladder is a mezzanine sitting area, making fantastic use of the space yet keeping with the character of the home. From here, the first bedroom is accessed by a small doorway, or externally, and hosts a double bed, a TV for lazier mornings, a basin and WC in the en-suite. The real stars here are the attention to detail, with glass-bottle feature lighting and a freestanding, roll-top, claw-foot bath in the room itself to sink into after a busy day. The second bedroom is located in the bothy, with a gorgeous four-poster bed and gas, woodburning-effect fire; this charming space even has its own little porch and tea and coffee facilities, making the ideal spot for a morning cuppa while admiring the uninterrupted views down the glen to the hills beyond. The second bedroom is served by a shower room, which sits separately from the main building, and finally, there is also an external utility for any clothes and towels that need refreshing after a day of walking. Outside, the decking is fully covered with a hot tub and furniture, an inviting addition at the end of a long day, where the views yet again take centre stage. The rest of the garden is enclosed, with a feature ornamental pond below, Wildlife is in abundance in this scenic part of the world, with red deer, pine martens, rare red kites, golden eagles, oystercatchers and curlews to spot in the area. If you can tear yourself away from this secluded haven, the delightful village of Rogart is just a short drive away, home to a shop, Post Office and train station, while further afield, Golspie and Dornoch offer a selection of shops, pubs and restaurants, as well as beautiful beaches. The area is teeming with historical and archaeological sites and castles; historians, self-proclaimed or otherwise, will love a day at Dunrobin Castle and Gardens, where there is a museum and regular falconry displays. Active visitors will not be left short of activities, with endless walking and mountain biking trails through a variety of terrains, with Highland Wild Cat Trails to help find the right route for any skill level; the nearby Ben Bhraggie Monument Walk offers some of the best coastal views at the summit. A trip to Scotland is unbeatable for any golf enthusiast, with Dornoch’s championship golf course and Golspie Golf Club both within reach. For lovers of water and watersports, there are plenty of beaches and lochs to enjoy, including Golspie’s sandy beach, a popular choice amongst anglers, and Dornoch’s award-winning sandy beach. Experience the best of Scotland, with a break at Capercaillie Cottage.

The small village of Rogart lies in the county of Sutherland in the Scottish Highlands. The village is known for once being the home to Major Andrew MacDonald, who fought into the French and Indian War. The village is also home to the Rogart Railway station, which has become something of an informal outdoor museum of railway memorabilia. Within the village, there is a convenience store, petrol station, a Parish church and a traditional Scottish pub. The nearby coastal village of Golspie is well worth a visit, offering a long sandy beach, which attracts many visitors in all weather conditions, along with a thriving high street lined with independent businesses, restaurants, pubs and cafés. Rogart makes a charming base for touring this beautiful part of Scotland.
